The location was perfect as we were attending a wedding, a 10 minute walk away. The parking was good, just around the corner. We didn't have breakfast. We were told on arrival that there would be no hot breakfast as the oven was broken so just a continental selection.

The room was very small , we were at the top of the house and our room had sloping beams that meant there wasn't much space without banging your head on the them! There was tea and coffee and a very small kettle.

Great location and plenty of breakfast options.

It was centrally located being only a 10 minute walk from the centre but it was a quiet residential street. A couple of minor issues with the room were sorted promptly and without fuss.

Although it was out of their control and we were aware beforehand, the lack of cooked breakfast was a little disappointing.

No cooked breakfast, but this was due to their cooker being broken and waiting for a replacement part. A good continental breakfast was provided, maybe with some cold meats and cheeses as an alternative.

The location was good and the property was clean.

They promised a fantastic breakfast, but unfortunately, it was very average. Their oven was also broken, so they couldn’t provide a cooked breakfast, meaning we had to go out and pay for breakfast elsewhere. The soundproofing was another issue. Noise travelled very easily between rooms, and we could hear the person next door snoring at night. The bed was also quite uncomfortable and didn’t agree with my back. Overall, unfortunately, the stay didn’t live up to our expectations.

The room was nice, the location was good and the staff were friendly.

I would have expected a biscuit with the tea and coffee, there was no marmalade at breakfast. These are very small things and I would recommend as a good place to stay and I would return.

Just a 5 minute walk from the Minster, in a lovely quiet street. Rooms are clean, bright and the breakfast was lovely.

Superb guesthouse,wonderful hostess named Fran, excellent breakfast. So much to see and do, a short break is not long enough, will definitely be back and to the same guesthouse. Perfect location.

Breakfast was lovely and included in the price. Room was nice and bathroom was a good size and very clean. Location was great only a ten minutes walk from the centre of York. There was also free parking close to the hotel which was a huge plus.

Room was very warm. It was on the sunny side of the building. We did stay on the hottest few days of the year though so wasn’t really their fault.

De locatie en grote badkamer, waar je toch niet makkelijk je spullen kwijt kon. Ontbijt vantevoren aangeven (Engels ontbijt of ei) en toast, allergieën kon ook doorgegeven worden.

Kleine slaapkamer, smal bed, woonkamer met zitbankje, eethoek en tv. Geen koelkast helaas. Het was erg warm in de slaapkamer en rolgordijnen lieten veel licht langs. Parkeren kan een uitdaging zijn! Ontbijt minimale keuzes als je geen lokaal warm ontbijt of eieren wilt.

We really appreciated the roominess of the room we booked- it had a bedroom as well as a living room and even a private terrace- we wished we could have stayed longer! The breakfast included nice options for the continental selection and delicious hot cooked breakfasts. The owner and staff were very helpful and friendly. It was a little removed from York attractions, but we appreciated the quiet neighborhood, and the walk was mostly one street to follow toward the Old Town- fine for us. A very nice stay!

The room was very small it had a roof ceiling and my husband banged his head there was only one chair and there was no floor space really to put your suitcase on the floor if we did we could not walk around the bed there was not a proper door on the bathroom it was a sliding door not very private as it kept moving.breakfast was preorder the night before? Never had to do this in any hotel there were yogurts and fruit they were cheap ones from Aldi there was a bread basket and a toaster on the table you had to make your own toast the hotel was busy but if everyone is waiting for toast then you might have a long wait as the toaster was just like the one you have in your own kitchen

We stayed in the Ebor suite which had it's own entrance and courtyard. The room was very spacious, quiet and comfortable. All staff were very helpful and we loved the fact there was free parking. We were a short walk away from York centre so location was perfect. Lovely, tasty breakfast and we liked the fact we picked what we wanted the night before making it a seamless experience the following morning.

It is perfectly located, 5 minutes walking from the city center.

Welcoming staff. Clean room. Hairdryer, towels and toiletries supplied. We were able to leave our luggage on checkout day to spend a day in York and collect it later which helped make our day a lot smoother.

Location is excellent, very handy for city centre, just a few minutes walk away. Easy check-in instructions on arrival. Top floor room was clean, quiet and comfortable. Small breakfast room with friendly staff and we were not hurried.

No allocated parking, but resident permit so we had to drive around looking for appropriately marked spaces. Cooked breakfast good, but not generous. Appreciate it was bank holiday weekend, but not quite as personal a welcome/feel as other places we've stayed.

The beds were really comfy but we struggle with a double bed and find it too small, we would normally book a twin if we can't get a bigger bed but there were no twins

Location was really good for walking into the city centre!

The showerhead riser bar was broken so you had to hold the shower head! No coffee making machine, no biscuits, no hot chocolate or rainfall shower as stated! Milk not replenished! Bed very small and uncomfortable! Unable to operate heating as needed, so we were either cold or too hot! The outside PIR light in the courtyard garden constantly going off throughout the night!

The location is great and really helped to have parking pre arranged. The bed was comfortable. Breakfast was good although to enhance the experience it would have been nice to offer pastries. The staff we came accross were friendly and helpful.

We stayed in The Bars room The pillows were not particularly comfortable, lumpy or flat. The panel behind the bed was grubby. The bed linen was well worn (grey looking) and didnt smell very fresh To enhance the experience it would have been nice to have a few small packets of biscuits to have with our coffee when we arrived after a long drive The towels were very small

Small bedroom at the top of the house. No lift. 3rd floor. 1 chair which had to be moved to sit in due to sloping roof. Thin walls with neighbours bathroom at the head of my bed.

Location was great, a 15minute walk to the minster, several pubs within 10 minutes walk. Breakfast was really good especially the homemade bread. The only problem we had was the double bed in our room seemed to be a small double.

Wir bekamen ein excellentes englisches Frühstück, dass wir selber nach unseren Wünschen am Vorabend zusammenstellen konnten. Unser Zimmer war sehr ruhig. Wer einen angenehmen Nachtaufenthalt nach einem Tag voller Besichtigungen und Wandern benötigt, ist hier eher richtig - das Haus ist insgesamt in einer sehr ruhigen und angenehmen Wohngegend gelegen. Die Lage zum nicht weit entfernten Stadtzentrum ist als sehr gut zu bezeichnen. Angenehme und liebenswürdige Betreuung durch die Gastgeber inclusive.

Schön wäre noch ein zusätzlicher Aufenthaltsraum (oder eine anderweitige Sitzgelegenheit) für die Gäste - leider gibt es außer dem Zimmer für die Übernachtung keine weitere Aufenthaltsmöglichkeit im Guesthouse, da der Frühstücksraum tagsüber und abends verschlossen ist. Das Preisleistungsverhältnis für die Übernachtung mit Frühstück war zumindest in unserem Buchungszeitraum für ein Doppelzimmer sicherlich an der "oberen Kante" - eine Korrektur zu etwas günstigeren Übernachtungspreisen wäre aus unserer Sicht daher für die angebotene Zimmerkategorie angemessen.

Breakfast was excellent as you only ordered what you wanted. Location was perfect we were able to walk everywhere we wanted to visit, lovely not to have to use the car.

Great location 15 to 20 mins wak to city centre.. Staff helpful and friendly, great breakfast with varied choice. Bedroom was smaller than we would have liked but it was clean with an ensuite. Free parking was also a bonus. Would stay again.

Room seemed a little dated. The house could probably do with a bit of modernising but didn't really affect anything given the amount of time we spent in the room. We could hear everything through the walls from other rooms and bed wasn't at all comfy

The area feels safe and secured. It is near the town which is very accessible. The place is cozy and clean. The room has complete amenities such as parking space, wifi, hair blower, sewing kit, breakfast and etc. The staff are friendly and accommodating. Everything was explained well.
