Location and value for money. It was very cheap. If you want to stay on the beach front for basically nothing, this hotel is for you. A backpackers dream.

It felt abandoned. It was completely empty. All the lights were off in the hotel in the day. I saw no other guests at all. The pool was empty. It was bizarre. The shower was also at hip height. Very strange.

The pool was green for a few days the aircon was not working properly and no hot water and the staff were rude but the manager is a lovely man and did everything possible to help us

Room was clean & good size for our family. Bathrooms were big & clean. Beds were hard, although they added another layer to make it softer on request. Our room faced the side street, still had ocean view but the bars across the road were noisy late into the night. Breakfast at the on-site restaurant was delicious & convenient.

This hotel looks like it was a grand property at some point in its history. In its current state, it looks like it had been closed for years, and recently reopened, except no updates had been made to what the property was like originally. The sky and atrium bars are closed. Their only breakfast option for 240 baht simply looks terrible. The saving grace is that it's directly across from the south end of Patong Beach, a bit of a walk from Bangla Rd, although there a few bars around the corner that can be quite loud. Overall recommendation is to stay elsewhere in Phuket, and if you're so inclined to check out Patong Beach, do it in one day/evening.

The location and the Privacy is very nice. The staff are also very accommodating.

Cleanliness and conditions of the furniture were awful. AC hardly worked.

While the building is starting to show signs of age the staff make up for this in the service. They go above and beyond to help me have the best holiday possible. I stay there usually 3 or 4 times a year and wouldn't stay anywhere else.

The hotel itself was actually really nice! The room was spacious and very nicely laid out and aircon was great! Only thing is Patong is extremely busy and the room we had was facing the main road with a balcony so every night when we were in could hear the commotion of Patong till the early hours. Not a problem for us as we could sleep through it but if you don’t like noise possibly request a room on the other side??

Charming hotel across the street from the beach. Staff are lovely and helpful, our room was clean, beds were comfortable. Patong is a noisy beach with traffic all night, so bring your earplugs. This hotel is a little bit away from most of the noise, but the area is what it is. We walked easily throughout the area. Nice, charming hotel.

Looks old but on the quiet area of Patong beach. Walkable and loads of shops and restaurant. Malin night market in few minutes walk.

It's noisy, from the pubs outside, the street/cars noise and and the air conditioning system. It's basically impossible to sleep. There was no hot water and the bed was hard as the ground.

Nice location at the sea, large rooms!

The place is very dirty, the gym was disgusting, the pool is awful located right in the road. I would recommend people book somewhere without a pool and just use the beach this place is not worth the money

Bonjour, notre séjour de 8 nuits, à été perturbé d'abord par une panne de 3 jours et 3 nuits de climatisation, je déconseille de réserver une chambre avec vue sur mer car une route passe devant l'hôtel et bruyantes de jours comme de nuit ,sinon l'hôtel est agréable construction de styles.

The pool was lovely and clean, The location is close to all the action and a 7/11 nearly next door The beach is across the road and it’s the quieter end of Patong beach staff were lovely Room was comfortable Killer aircon

Lots of unused space in the building, it is a beautiful building with lots of areas that are unused where they could really maximise it a lot more

Location is the only plus here

It was not a very good experience. My sheets were dirty, and there was female hair in my bathtub, dust all around. Lizards. A rude day staff (she would not even let me take a towel to the beach the day I checked out even though I left my bags in the lobby (there is no bag room) so I would definitely return it. The pool area was also dirty. Air conditioning is very noisy. I didn't sleep well any day. The location is great, but aside from that, this is a "don't go" place.

The room was clean and the staff were great. The actual hotel itself looked unkept and the main area dirty. On check in we were informed our room faced the street so could be noisy when asked if there were any other rooms we could upgrade to we were informed they were full however during our stay we maybe seen two other people in the hotel it was more like a ghost town. We noticed a large dead moth on the floor as we walked to our room on the first day this was still there six days later. The bathroom to our room had a tension pole to hold up the shower curtain this Fell down numerous times. The beds were comfy and clean. All in all the value for money was fine it is in a prime location and just needs updating and cleaning through. If you’re considering stopping take ear plugs.

None included. Staff at check in spoke almost no English and was unfriendly; argued with me about the nights we had booked. Said I booked several nights and I had only booked one night.

View was great to the ocean. Room was nice. Good stores around it. Traffic noise was unbearable. We were kept up all night long with the noise. We were offered to stay another night, but would have to change rooms. Pool was too cold to get in. Staff person in the morning was much more helpful and friendly.

The place was dirty and dusty. There was a used nappy hidden behind a cushion on a couch chair. The pool water was mirkey and there was a strong smell of sewage at the entrance to the hotel and the pool that never went away. There was no privacy in the pool area as it was exposed to a very busy and noisy intersection and anyone walking by could see. There were wires hanging out the very noisy AC units in the room.

Bed sheets covers clean and fresh but the pillows and duvet smell.It looks a bit run down ,restaurant not working properly ,bar near the pool closed .This place have such a good potential.After all because of the view and size of the rooms will definitely consider it in future

Perfect location. Sea view rooms are really nice. Huge rooms with a fab view! A good pub street right next to the hotel.

The property is very dated and under some work, no bar, no music, no welcome drinks, room was so dusty and the floor so dirty my feet was disgustingly dirty all the time! The hotel felt like it had just changed hands and it had been run down to shop cheap running costs for a quick sale! I must say very disappointed

The hotel is located directly across from the beach but also located directly across the street from open air bars which have a very high noise level until approximately 5:00 am every day Be prepared for loud music for 20 hours of the day. If you are booking this at a low price understand that there is a reason why. The hotel is old and worn down, and if you are prepared for that you will have no surprises with the state of the walls fixtures and furniture. We had 2 rooms, 1 was the twin beds room which had a balcony with a solid brick wall only 3 feet from the balcony railing, so it had zero view The other room was a king bed and it overlooked the multiple bars that each blasted their own music all night long. I had earplugs so I was able to sleep but I believe that most people would be more sensitive to the all-night music and yelling. The amenities are in terrible condition, the pool was green and the gym was worn down and didn't appear to have been cleaned in a very long time. There is a gym across the street that you can get day passes to for $20 The one redeeming feature here is the staff, every one of them was a pleasure to deal with. All in all of you are looking for a budget hotel in a prime location this is one. Some day this beautiful old structure will get renovated and brought back to its glory days.

Location and room size were perfect. We opted for sea view room and were happy with the view. All the necessities are nearby.

They didn't keep room slippers. There were spider webs. Furniture looked old. Landline phone wasn't working, so we had to ourselves go to the reception if we needed anything.

the price!!! it was the most expensive hotel I've stayed in so far in thailand over the last 3 weeks. It is way below par in comparison to all the others I've stayed at. The pool is green it's so dirty, the entire place has a lingering smell of damp, I had to get a lady to spray stuff to make my room not smell so bad and my bed had insects all over it. the Internet connection is shocking and the TV channels "wernt working".

The room was clean, dark and quiet, but the bed was awful. Specifically, it was very very hard. So you can understad my perspective, I have stayed in 19 hotels in 12 different countries over the past six months. All but two of the hotels were two or three star. My complaint to reception did not alter the problem. I was told all matresses in the hotel were the same. Needless to say, I did not sleep well.

The pool looked okay

Location is great. Rooms are spacious but appliances are old and cleanliness is questionable. There were cockroaches in the shower. There was a power outage and staff was rude about it.

This was our second stay, great location, great property. Friendly staff that recognized us. Across from the beach. Comfy beds.

Great location directly across from the beach, walking distance to everything, hundreds of restaurants, night markets, massages, beach activities. Convenient as so close, but far enough away that our room and the hotel were quiet at night. Would recommend staying here again.

It was right by the beach! Loved the location!

I didn’t like the concierge that checked us in because she lied by saying that the hotel was booked to switch us to another room since we wanted to check in early! She then told us that another room was available 30 seconds later. But the rest of the staff were nice

The location was very good. Just in front of the beach and not at the crowded end. The room 401 was clean and you can sit at the balcony and enjoy the beach. Staff was very friendly and nice. I will be back again.

I think they need to refurbish the hotel as it has lots of potential.
