We absolutely loved it! Loved all the little touches like the summer duvet & Oat Milk pods by the kettle The staff were friendly, the room was fabulous, clean & comfy. The location was great too. Breakfast was extremely good, really tasty, lovely selection of jams, great meat produce too.

Great location, room is cosy and has everything you need. Bed was comfortable and was nice and quiet. Jon and his family were very friendly.

Some days, parking was quite difficult to find as it was quite a busy time of year. Nothing drastic, but was unaware of this when I booked.

I have been a number of times to stay at Greystoke House and every time I visit it is a wonderful week. The rooms are very clean and everything is provided that you could need. John and Emma are the perfect hosts, welcoming and friendly, and there when needed. The breakfasts are always perfectly cooked, hot and served right on time. I have already booked for next year.

Greystoke house is perfect In every way. Firstly the location: Ideal, a few minutes walk into the town centre but lovely and quiet. We found parking a little difficult, and couldn't park anywhere on the street nearby as there were no spaces. Absolutely no fault of Greystoke house as they had said this before we came, and this comes with the location. But we had been given directions to a carpark nearby and used this. The room was beautiful. Extremely clean and comfortable, and every little thing thought of. We had the best sleep ever! The breakfast was 11 out of 10. A large part of us booking Greystoke House was that they cater for gluten free. You book your breakfast the day before and I think it was the nicest breakfast I've ever had! If we go to beautiful Keswick again, we won't go elsewhere.

A really wonderful stay! This guesthouse is very clean, well-maintained, and the breakfast offered in the mornings are great with good options for gluten free allergens. Jon is a great host - he's very friendly and knowledgeable about the Lake District, and was able to provide us with some great suggestions for hiking and sightseeing. I would definitely stay here again! It's a great place to rest up after hiking in nature.

This is the second year me and my Cavapoo Rose have stayed at Greystoke. Last year we stayed in Room 1 and this year we stayed in room 4. The rooms are beautiful and clean. They have all the amenities you could need and want. The location is perfect. A less than 5 minute walk to the centre of Keswick and Fitz park is just across the road, which is beautiful in the evening. Jon and Emma are amazing hosts and so knowledgeable of the Lake District. Our last 2 days have been Monday to Friday but next year we are doing Monday to Monday. I cannot recommend Greystoke enough, absolutely amazing B&B.

The tenants were incredibly warm and welcoming upon first arrival. They offered advice on how to navigate the public transport in the Lake District to enjoy the breathtaking landscapes of all the towns. Furthermore, the breakfast was unlike anything I’ve ever had before. As it’s included in the price, I am so grateful that I chose to stay here during my visit. There are a variety of options, ranging from gluten free, non-dairy, continental and cooked. The sautéed mushrooms were my favourite, and I cannot wait to visit again. If I could give a rating higher than 5 out of 5 stars, I would!

Another fantastic stay at Greystoke House. We stayed in room 2 which afforded us more space including a sofa which was appreciated as we were staying for 7 nights. The hospitality offered by Jon and Emma was great, the breakfasts were superb and everything was done to make our stay so enjoyable. Hope to return again next year.

We loved everything

What a lovely place to stay in central Keswick. Jon is a superb host and Emma's cooked breakfast is amazing. The recently refurbished single room has everything you need and the private modern bathroom with a great shower is just down the stairs (bathrobe provided). Everything was clean and tidy both in the room and communal areas. It was great value especially with the discount for booking more than 5 nights. The electronic check-in process works well as does breakfast ordering. There is free parking on the nearby roads - I parked up when I arrived and didn't move my car until I checked out. There is great walking from the doorstep. I had hoped to return in 2027 but they remodelling Greystoke over the winter and the single room will be no-more in 2027 :-(

Another excellent stay once again! All the usual high standards. Room 2 is fantastic as is the breakfast. Jon is an excellent host and Emma does an amazing breakfast, which I’d raved about to my friend who stayed. Thanks for another lovely stay.

The location was excellent as, it was a few minutes walk to the town centre. The breakfast was amazing, all high quality produce. Plenty of extra tea, coffee etc available, during my stay.

Location was ideal. Property was very clean and room had a modern feel. Great selection of teas in the room and nice toiletries included. Breakfast was delicious! John and Emma were lovely hosts and happy to suggest places to visit.

We found the initial keyless entry system a little bit of a faff…but probably just us! Once we had our key fob it was fine :-)

I had another lovely week’s holiday at Greystoke House in May this year. As always, I had a very warm and friendly welcome from the hosts, Emma and Jon on my arrival at their B&B. My room was meticulously clean, as was the dining room. The cooked breakfasts are excellent. Greystoke House is well situated near the centre of Keswick, and is a good base to explore the northern Lake District.

Our second stay at Greystoke House. A lovely property with up to date rooms that are really well furnished. Loved the power shower!! Jon and Emma are great hosts and provide a nice relaxed atmosphere. The location is central and yet quiet with a five minute walk to the centre of Keswick. We booked directly with them and found the price very competitive. We would certainly recommend and look forward to future visits David and Sarah

My last visit was in August 2021, returned to meet up with friends for a 5 day walking holiday. I took the single room while my mates shated a twin. We were all more than happy with the rooms, excellent breakfasts and friendly hospitality. I was pleasantly surprised to find the room rates hadn't increased much since 2021, this is really excellent value and the perfect location for fell walking. IMany thanks to Jon and Emma for the warm welcome back. I shall return soon!

I stayed at Greystoke House and for the first time in a long time was staying as a solo traveller. The welcome and warmth I received from Emma, Jon and Noah made that experience much easier than it might have been. I booked a single room with private but separate bathroom but was upgraded to a small double en-suite which was perfect for me. I had continental breakfast and had my own designated table which I like. Breakfast was plentiful and must be pre-ordered the night before but the system for doing that was easy to manage. Likewise security on the entrances was by security code and felt secure. My room was comfortable and cosy; shower was hot and full strength which is not something that can always be relied on in a top floor room. Location is very good, 5 minute walk from town centre through quiet streets. The bus stop for the 555 to Windermere is a 3 minute walk away.

We enjoyed our breakfasts, each day had the same breakfast as we enjoyed what we had, but there was plenty choice if you wanted a change. The location to the town centre was brilliant and a nice flat walk. The bus station not far either.

Cannot think of any improvements,once we had the key fob to get in and out of the property.

Lovely accomadtion very clean and well maintained rooms. The host are friendly and helpful .On street free parking on the doorstep . With a 3 to 4 minute walk to centre.Very efficient pre ordered breakfast on tablet in hallway and self check in .A very well stocked tea, coffee and biscuit tray .The breakfast is served on time piping hot and one of the best breakfast we have had .A great little find .

We had a wonderful stay at Greystoke House and would highly recommend it to anyone visiting the area. The room was spotless, comfortable, and beautifully presented, with everything we needed for a relaxing stay. The hosts were incredibly welcoming and friendly, making us feel at home from the moment we arrived. The breakfast was absolutely excellent — freshly prepared with plenty of choice and great quality ingredients. The location was also perfect, peaceful and convenient for exploring the local area. Room very small.My husband is a bit on the larger size.Everytime he moved the bed creaked which kept us awake.He thought about sleeping on the floor second night but there was'nt enough space for him on floor.

The room we were in wasn’t great, view was of a wall and very tired and dated in general with a grubby carpet. Metal framed bed that creaked with the slightest movement. Tv was the size of a laptop screen. Bathroom was behind a bifold wood door which offered very little to no privacy, we thought it was a cupboard at first. Shower was good, but was missing half the base finish. No offer of a towel change or fresh mugs to the room.

I recently stayed at Greystoke Guest House and had a thoroughly enjoyable experience. The room was spotlessly clean, comfortable, and well-equipped with everything I needed for a relaxing stay. Great location with five minutes walk into town, loco shop closed by for anything you need. Great breakfast check in is easy and a digital key no not worried about where the key is. The owner and family are super friendly and give great advise if asked on walks etc. Definitely will be back sometime.

I feel that I was missold room 5 at Greystoke House. It was misrepresented on the Booking.com website. I booked a room with private bathroom. When I arrived the bathroom was 3 flights of stairs down from my room, 28 steps, not even on the same floor. I would never have booked the room if I had known this, but nowhere on the Booking.com description does it say this. I am 70 years old, need the loo several times every night and there is nothing private about walking in pyjamas through communal areas. The bathroom had a sign on saying for room 5 only, but it could be accessed by anyone, so not private. The room was lovely, the owner very smiley and helpful, the breakfast delicious, but it was the lack of honesty on the part of Booking.com that let my visit to Keswick down. I would like Booking.com to respond to this message.

Some issues getting to grips with the entry system but no real problem

Great location, parking right outside for free. Rooms had everything you needed and were warm an really clean. Loved the extra touches like dog towels (super useful!) well equipped and tea and coffee stations in the room. Breakfast is amazing, cooked fresh with nice ingredients. Would 100% stay again.

I think the biggest thing I loved about my stay was the inclusivity, I am (reluctantly) gluten and lactose free, but this was accommodated with no hesitation or issue by the owners. I loved that oat milk sachets were included as standard in the room and I didn't have to ask (i can get embarrassed having to ask). The room was a little chilly for me on the first night, but a quick chat with the owner and he remedied it for me straight away. The bed was super comfy as well, which is always a huge bonus after long hiking days. I stayed in the single room, so my bathroom was separate to the room, but a lovely cosy dressing gown was provided. The location was a big big tick in the box as well. I didn't have to move my car all weekend and still was able to explore the town and complete some amazing hikes. All in all, a lovely stay and would 100% be back!

Finding a parking space on the first night was tricky but that's documented in the advertisement so I was already aware. Once parked up, there were no issues.

Great place to stay, perfect location for town. Clean, comfy and stylish. Like the fact that little things were thought of that mean a lot to a guest, like oat milk not just regular milk, throws and extra blankets, conditioner as well as shampoo. Our room was very spacious, the room was big enough that it had the beds at one end which created a large space that was a lounge area with a sofa which we loved. Great that the property had a drying room too.

We decided to go to Keswick for new year and arrived at Greystoke House on new year's eve for a 3 night stay, We had already done the online check in, which allowed us to go to our room for 2pm as a self check-in. This is a great idea and so easy to do. We stayed in room 4 and it was ample for us and our dog. The hot powerful shower is one of the best we've encountered in Keswick The rooms are spotless with everything you could want with a great selection of tea and coffee etc. Once unpacked we ordered our breakfast (what a selection!) online too and again this is soooo easy. What we like about Greystoke House is the fact you can literally come and go as you please and the hearty Cumbrian breakfast is to die for and set us up for the day. It is perfectly situated just a couple of minutes from Keswick market square. This is our 2nd stay at Greystoke and certainly won't be our last, as we would thoroughly recommend it! Jon at front of house and Emma the chef do make a lovely team and we can't wait to return to our favourite place Keswick, and to Greystoke house. Thanks again for a wonderful place to base ourselves.

Our second time staying at greystoke house in Keswick and it was just as good as the first time John working front of house greeting and serving up the delicious breakfast that has been cooked by Emma. Check-in and out was straight forward rooms clean with comfy beds and well stocked with tea coffee This is well placed for easy walking to Keswick town centre and to get out for a days walking in the hills if preferred Will definitely be returning and would recommend greystoke house

Greystoke was great! The room was exactly what we needed for the weekend. It's very close to the centre too. Lots of people walking to town so I felt pretty safe. There is even a convenience store close by. However, get a parking space and keep it. Very busy with parking on the roads.

The location was absolutely fantastic, just a short walk from the town centre, with easy access to some lovely walking routes right on the doorstep. The cooked breakfast was excellent and included local produce, which was a nice touch; we especially enjoyed the Winter Tarn butter. Above all, the hosts were friendly and welcoming, and made us feel right at home.

The room was on the slightly smaller side, but it was perfectly adequate for our needs and came with a convenient en-suite bathroom. There was a minor mix-up at checkout regarding the payment for our dog’s stay, which had been included in the original booking. Unfortunately, this detail hadn’t reached the owners, so it wasn’t their fault at all but it did create a slightly awkward moment when I had to pull up the confirmation on my phone to clarify. A small thing overall, and easily resolved.
