Staff was accommodating when 1st room was off
Rooms were very bland, piles of trash on the floor when going to our room, lots of stains on carpets, baseboards, dog urine pads inside one of the elevators. Paying for parking when we already are paying to stay
Well maintained. Had an upscale feel.
Breakfast wasn’t included with room rate.
The location, the pool area, the outdoor areas, the staff, pet, friendly, hotel, and breakfast.
The hotel appeared due for a remodel and updated. The AC struggled… Our room did not get below 71° the first night with the thermostat set on 64°. I called the front desk and had maintenance check it out. We were told it was a combination of being on the 12th floor (heat rises) and the sun hitting the windows of our room as it set. We cancelled the 3rd night and checked out early. Shower appeared to be updated… but water handle fell off multiple times and the glass shower door would not stay closed and opened multiple times during showers and wet the floor so then we had to dry it. It wasn’t terrible by any means, but it definitely didn’t meet the expectations. I had set as I have always seen the hotel and look forward to staying there.
Location and nice view , architecture of building is interesting
No breakfast, can’t get coffee until 7 am and only coffee in room was decaf , no free parking ( if staying at hotel) not many amenities for the price point
Good
Nothing
Ligging is top en er is een gratis shuttle naar het dorpje . Mooi zicht ( wij zaten op 8 e)
Opletten voor beren op de parking maar wordt goed in de gaten gehouden.
views were nice
everything but the views.
We just visited the Park Vista hotel from August 20 to 25th. One of the only nice things about this hotel is the view. In rest I would recommend finding somewhere closer to the main strip. Parking is $18 per day billed automatically, laundry is $5 per wash $5 per dry only quarters, the rooms have outdated furniture that smells. The reception person seemed bothered when we asked for a luggage cart ( she said if there are none in front then look for them on the floors and it has 15 floors). The maintenance person was very helpful and found one fast. Last thing to say we bought a coffee and two croissants for $20.
We did not know we had breakfast wish somebody told us .
Poor communication at check in desk
I liked the view from the balcony, the swimming pool, and the location of the Hotel.
I didn't like the water leaking in the balcony, it was hard for us to enjoy the view from there.
Clean and our view was amazing
Paying to park.
We love the top floor..the pool was awesome. We loved the garden area.
Nothing
Love the Firefly lounge, especially Marina!! Love this hotel, everything about it. We stayed in a double king room with a mountain view for the first time, usually get city view. We were not disappointed. Will stay here again.
The carpet by the balcony door was really wet and had a smell to it. Not enough for us to be concerned or complain about but it did stand out to us. The balcony is very slippery when it is wet, it rained a lot while we were there so we avoided going out on the balcony to prevent a fall. Maybe something with a grit could be painted on the balconies.
Everything.
You should charge for parking. When you pay for several days to be there, why would you charge me to park?
Staff was so nice. We had a problem with a shower drain, reported it and within 30 minutes they were in our room correcting the problem!! Everyone was so nice and went above and beyond!!
Always stay here
When we first arrived our room smelled like weed, but after a few hours the smell was gone
The selling point of this hotel was the view! Looking out into the Smokeys was unreal. Overall the facility was clean. The facility also had a trolley that came by every 20 minutes or so that would take you to various stops in the main strip, free of charge. But please tip the driver, as they were always kind and helpful.
The room was a basic hotel room, nothing special to it which is fine. However the bathroom was unusually small. I could sit on the toilet and go to shut the door and hit my knees with the door. Or slide the shower door open and it would bump into the door handle. The pillows were not great either. There was an additional hold on the credit card upon arrival of $340. Which everything comes off except $90 for a parking fee. I was not aware of the parking charge, so as you can imagine how annoying that surprise charge was to me. I wish there was an outdoor chair on the balcony to enjoy the view as well. I thought it was closer to the strip, but it's a bit out from everything. You will not be walking from here to go anywhere. The driveway up is very steep and curvy, almost a bit scary especially in the evening due to no lighting up it. But if you want gorgeous views, and more secluded from the hustle and bustle not a bad option.
We liked the location of the room. Our view was the city.

We stayed here primarily for the location/views. We stayed in a two-room suite that was very spacious. Our room was on the top floor, and we had a great view of the Smokey Mountains. It was beautiful. Unfortunately, they do charge for parking; however, we were lucky enough to see a bear in the parking lot. Luckily, we did not have too much food in our car, as they request that guests remove all food from cars due to bears. The breakfast buffet was very good with a lot of options, including made-to-order items. If you have children, they have a water slide in the indoor pool area.
Wonderful location , pleasant atmosphere, rooms neat and clean, great place with excellent staff. Located close to fun attractions and restaurants
Awesome trip! Would stay here again!
Spencer at the front desk was very helpful and so was Marina at the bar! I look forward to staying again.
We had an amazing stay! I really don't have any complaints. The pool area is so much fun, and our room was spacious and clean. Loved the vibe here. Some people in the reviews complain about it being “dated,” but literally all of Gatlinburg is dated and that’s part of the charm. This hotel did not in any way feel old or run down like so many gatlinburg hotels do. It isn’t brand new but our room was so clean and felt recently renovated, especially the bathroom. They kept the more traditional gatlinburg/mountain colors in the rooms- lots of brown/black/etc….maybe that’s why it feels dated to people. We absolutely loved it though, it truly felt like a mountain getaway and you cannot beat the views here. The hotel is full of modern amenities, and we loved the cookies at check-in. The lobby is beautiful and I loved the piano player. But be aware, there are bears lurking around! The front desk warns you to remove all food and drinks from your car... definitely listen to them! We loved seeing the bears though, and just made sure to keep our distance. Be careful if you have a small dog, I’d keep them on a leash outside. The hotel is right next to the national park, it's an excellent location. The staff was amazing, especially Sheri, Zella, and Allie at the front desk. We extended our stay and the three of them worked so hard to keep me in my same room. I appreciated this so much, and they were all so lovely to talk to. We travel to the smokies almost every year, but this was our first time trying the park vista. No idea why we didn't come sooner. I won't be staying anywhere else!
Love the location, clean hotel, we saw bears everyday without leaving the hotel.
Had to pay for parking- 18 dollars a note - seems crazy with the location- everyone is going to have to drive to get there.
Style and location
Pool not great, Rooms tired Exterior balcony doors and balcony scruffy Air con unit old fashioned and noisy Plumbing basic like 95% of USA hotels
The pool area was cool and my little boy enjoyed the slide. Beds were comfortable and the staff was extremely pleasant and helpful.
The air-conditioning wasn't very strong and we needed to call the front desk. The furniture was pretty old and beat up. The room really wasn't cleaned well when we got there (left over clothes, items on floor, bottles on the balcony). Most important there was a charge for parking, which i thought was ridiculous.
The views
No toilet paper in the room and front desk staff was not friendly. Food was not good in the restaurant.
Clean & comfortable. Convenient location. Multiple restaurants on site. Free trolley that picks up from the hotel and takes you to Multiple drop off locations in Gatlinburg. Large indoor pools with slides. Beautiful view overlooking all of Gatlinburg
Location
Poorly maintained
Everything was nice and the cookies!
I love the location, view and trolley service.
The toilet made a shrill noise everytime you flushed.
Service was overall good. Good views. Nice pool.
There is no sidewalk or walking path off of the property. This is unacceptable. You either have to wait an indeterminate amount of time for a bus or drive a very short distance and pay to park in town. Restaurant staff was great . The food was below average and expensive. The pizza was horrible. The coffee shop set up in the lobby was terrible. The coffee was undrinkable. The room was a bit shabby. Broken blinds. Tv service is terrible. Fridge broken. Balcony leaking. Cleaning service overlooked basics and was incomplete.
Very run down and dated
i loved the views it was very nice
staff was friendly, hotel was clean and the Trolley was awesome.
only thing the pillows on the room were not great
The service, the location, the view! Fantastic
Location
The bed was to hard not very comfortable
Excellent stay. Pricey but understandable.
Nothing really
Location and they were clean rooms
The ac couldn't keep up and they had no chairs on balcony.
Bathroom was too small. We did not eat breakfast at the hotel. The bed was fine. The daily cost of parking was unwarranted. There was more than enough parking for all guests, this was a way of disguising the daily cost of the room.
There was no hot water available for morning tea. The Hotel location made it impossible to walk to anyplace in town. The free shuttle was ok taking us out but extremely frustrating getting us back to the hotel, only used it once as a result.
Excelente Desayuno Vista preciosa de las montañas La alberca Las instalaciones limpias Habitaciones cómodas
El precio del desayuno es un poco elevado
Family suite very spacious
Pools/hot tub were a little dirty
Love the view and cookies
All the free cookies you could ask for and they were delicious! Also Yona's Cafe was definitely a plus. Getting Starbucks quality coffee without leaving the hotel!
The view from the balcony was beautiful, we even seen 3 bears from the balcony walking down the street.
They had no chairs to sit and enjoy your room balcony
The view and the food
Parking fees
Staying three days, we opted for the suite with a large bedroom and separate sitting area with a sofa bed, two comfy chairs and a coffee table. The bathroom itself was small but adjacent to a much larger sink area, tucked away from the hotel room door. Both rooms had floor-to-ceiling windows offering a view of the town below. We stayed on the 9th floor and the night views were especially captivating with the twinkling lights of the city. Great breakfast value – when booking, purchase breakfast tickets ($15 per room) for a bountiful breakfast with made-to-order omelettes; a fruit station; yummy Greek yogurt; bread, bagels and cereal; and a hot food section with bacon, sausage, eggs, hash browns, pancakes and biscuits (amazingly tender) with optional sausage gravy. A waitress will bring beverages to your table. Be sure to tip them! The parking lot can get full at night so plan accordingly. You may not want to stay out until midnight. The city shuttle makes regular stops at the hotel. The hotel staff cautions against leaving food in your vehicles since the smell attracts bears. The staff is friendly and helpful. The housekeeping staff could have been a bit more attentive to details such as refilling the coffee packs and cups, as well as the liquid shower gel. They provide premium bath products. Be sure to bring your loofah! Upon arrival, the stopper in the sink wasn't working properly. The hotel maintenance staff fixed it fairly promptly (only needed one reminder). The manager kept me apprised of the repair via texts. Nice touch! I would definitely stay here again the next time I visit this beautiful part of Tennessee.
Staff was amazing, views were amazing, room and hotel was very clean

Not much of anything.
Our breakfast was delivered to our table cold. They tried charge another person's breakfast to our bill. The tried to charge us $18 a day to park there while we slept there. Our shower was full of mold. I have pictures of this!

You can’t miss the hotel. It occupies the top most loop location. The hotel staff were great. If you can, stay in a room with Mountain View or decent view. The hotel’s indoor swimming pool area is an excellent area for kids. We saw a bear taking a walk close to the pool area. Room service for breakfast was good. Dinner was decent.
If you're looking for a beautiful view of the city of Gatlinburg and the mountains, this is your place. We had an incredible view of both from our room on the 15th floor. I requested the "City" view vs the "Mountain" view and believe I made the right choice. The hotel is a bit removed from town up a very steep hill, but a shuttle bus does provide transportation into town free of charge, which is great, because traffic in Gatlinburg is horrendous. The room was comfortable. I have to give a slight down grade for the condition of the balcony, though. There was a pool of water on the balcony from the air conditioner and spiders hanging from the ceiling which made standing on our balcony difficult and disappointing. We enjoyed a delicious breakfast in the morning in their downstairs restaurant. It was buffet style with offerings of just about everything you could want along with made-to-order omelettes. The chef was very friendly and made one of the best omelettes I think I've ever had. The servers were also very sweet and efficient. FYI - this is not a free breakfast. We were given a free, warm, very delicious cookie at check-in though. The desk clerk was friendly, but not very forthcoming with information, however. The lobby is beautiful and has many seating areas along with multiple tables for playing checkers. Again, if a panoramic view is important to you - this is your place, but it is far removed from town. You'll need the shuttle or hazard the drive and fight for parking with your own car.
Every thing was great from staff to the updated facilities ( rooms )
Nothing
Great views, quiet out of town. Town shuttle bus excellent.
The snack bar area around the pool was like being in a sauna with no good dedicated seating area.
Great service and location.
Hotel was perfect for our needs although we didn’t spend much time there . Breakfast was ok . Staff not overly friendly
Every time we stay at the Hilton we are always pleased with everything and everyone. Friends and family recommend for us stay at other places due to their experiences. We in return refuse, and encourage for them to stay at the Hilton, where we will be returning again this Christmas! My wife and I have just made the conscious decision of no more trying to stay at Cabin, or try the newest and latest Hotel that has just been built, and just always stay where we know we will be most pleased, Park Vista Double Tree in Gatlinburg! We have never had a complaint with this location, never! Thank you so very much to each everyone of you for making our stay wonderful as always!
Location
very old rundown hotel. It needs at least some minimal renovation. This makes the hotel look dirty and untidy.
Great location.
Getting a bit dated, still in reasonable nick but in need of. A makeover
Location was everything.
Breakfast was over priced.
I loved the view. My son loved the pool and seeing the bear outside. I like they serve drinks and food by pool. Wish they had room for adults in pool. Its very small kid friendly though.
Rooms seemed out dated. I booked two queen beds and got a queen bed with fold out couch. I never got bedding for the fold out couch even though I requested it. I had blanket from home and took pillow from my bed to make due.
MOUNTAIN VIEW WAS AMAZING. POOL WAS GREAT. FIREFLY BAR AND STAFF WERE GREAT. OUR WAITRESS AND GREETER AT BREAKFAST WERE SUPER, AS WERE THE COOKS AT THE BUFFET.
TO GO COFFEE FOR $4 DID NOT SEEM FAIR IN THE RESTAURANT (WE HAD THE BUFFET). NO WATER AVAILABLE AT THE FRONT DESK AREA ALTHOUGH THE STANDS WERE THERE.
Location was great, and the room was very spacious. However, I found not one but two used washcloths in my room during my visit. At least one of them had visible pubic hairs on it. I am unsure how frequently the cleaning staff clean the showers, but letting this stay between guests on the shower rod is unacceptable from any hotel.
Location was wonderful and the views were spectacular.
Breakfast should have been free you shouldn’t have to pay for it.
Great indoor pools and water slides. Great views of downtown Gatlinburg.
They did not have luggage carts available for the guest to bring their own luggage from their car to the room. They had a bell hop. I seen alot of guests struggling to get their luggage from their parked car to their room. They charge guest for parking.
The views were AMAZING!!! The cookies were SOOOOO good!!
Our bed was a little hard for me, but the views made up for it.
Everything!!!

Loved how easy and simple it was to check in and out! the views of the room, the cleanliness of the building and room!
There’s wasn’t anything that i didn’t like about the property
Glad that a trolley was available for free. Beautiful inside lobby. Nice piano man during the evening.
Got in the pool and hot tub at 8am. Was still nasty full of hair and dirty cups around. Part of the stay was for the kids to enjoy pool and hot tub but was unable to. Quite disappointing. Shower and toilet area was very small and cramped. Food very expensive.

Absolutely — this puts Angel at the center: We want to start by giving a special shoutout to Angel, who truly made our stay memorable. She showed an exceptional level of care, warmth, and customer empathy, and went above and beyond to accommodate our last-minute request. Her thoughtfulness made a real difference for our family and helped turn our stay into such a pleasant and welcoming experience. The property itself is easily one of the best we have ever stayed at. The vibe is amazing, and the views from the mountain-facing rooms are absolutely beautiful. Being able to sit on the balcony and admire the Smoky Mountains felt like such a privilege. Wonderful hospitality, stunning views, and a truly warm experience — we would absolutely love to come back.
