The location and the breakfast
The price
Cool, modern design and comfortable bed.
Getting to your room. The system of switching elevators to get to certain floors is like a maize.if you’ve got mobility issues or you’re drunk, forget it.
Breakfast - Good but required a lot of to-ing and fro-ing to collect it all - maybe nice if tea/coffee were actually served. We arrived tired from a sleeper journey which boarded late so were delighted to be offered early access to a room - really grateful. Friendly staff and help in sorting out places to visit. complimentary drinks and chocs were nice.
Found a very long hair in my cereal - not sure where it came from but probably the fruit salad or berries. Rather offputting. Menu choices contracted during our week's stay as stocks were wound down whilst a new menu was planned which was quite frustrating.
Great location

Posizione. Eleganza hotel
Soggiorno costoso
I really liked the fact that the staff were so friendly. Also the bed was incredibly comfortable. The hotel's situation was excellent too.
I didn't like the poorly lit hallways, and the red doors - I don't think the colour scheme and lighting was very tasteful, sorry. Unfortunately, my breakfast wasn't too good either. Re the cooked breakfast - the menu said that it would be freshly cooked. I ordered the veggie breakfast. The sausages were so tough that I couldn't get my knife through their skins,, also the grilled tomato was burnt and the spinach was overcooked and very soggy. The scrambled egg was amazing. However, overall I felt disappointed with it.
Location is ideal for shopping
No big deal but the stairs from the lift was a bit confusing.
Hôtel bien situé, calme. Dog Friendly
Staff were all super friendly and everything was very clean and comfortable.
Poor WiFi
The location was great . Got free cocktails
The decoration was quite dark
lighting in the room around mirrors in particular is really poor - not great for getting ready.
Hey went to Edinburgh malmasion on Friday was beautiful Fraser was helpful and very kind and the service was ten out of ten
Wonderful hotel and great service. We had a fantastic time during our stay. The room was spacious, very clean, and the bed was comfortable. All the staff members were polite and professional. It is located in a very convenient area, making it easy to explore. Also the Wi-Fi worked perfectly.
Good ambiance. Great food breakfast and dinner. Upgraded to club room.
Bar shut in afternoon so snacks not available. Front desk unattended at 11.30 pm so anyone could walk in as did a couple providing a spicy floor show
overall a lovely property, great location spotlessly clean, big comfy bed! Great breakfast and lovely breakfast room too, friendly service at breakfast as well. I stayed in an accessible room . I am not disabled. It was not a luxury experience at all despite the room costing me nearly 400 quid a night. The water pressure in shower was pathetic. Could not get water hot enough. Shower curtain looked like from a hospital. Makeup mirror at wheelchair height so not usable and bathroom so dark it was hard to do my makeup. Spoke to staff to try to move rooms and they told me I could potentially move to a basement room with bars on windows. Or I could pay more for a different room. Really infuriating - I have stayed at many other Malmaison hotels that were lovely. But I felt the room I was given wasn't suitable for me and hotel staff didn't try to make this better for me.
La gentilezza del pesonale
Niente
We stayed here 5 nights during the Fringe in a Club Deluxe room (which cost a bomb during this period). Positives: excellent location (St Andrew’s Sq across, restaurants, bars, shopping within 1-2 minutes, short hop across to the Old Town), great view from the room (Portrait Gallery, sea in the distance), decent breakfast (although no cheeses/cold cuts was a disappointment). Negatives: lift was not working for 3 days, front desk staff were impersonal (eg no greeting or interest when we returned to the hotel each day), breakfast was understaffed (eg no one at the counter or to take breakfast orders at times), room aircon was mediocre (not cold/working properly despite repeated complaints), housekeeping staff were terrible (bed not made properly, dressing gown left on chairs unfolded, one bottle of water instead of two despite repeated reminders, toiletries inconsistently replaced, floor not vacuumed properly, towels replaced in different sizes, clogged sink not identified for 3 days until we complained), sheets only replaced every 4 days and no body lotion supplied (ridiculous hotel policy when even 3 star hotels supply this). In summary, this hotel has so much potential but unfortunately can’t get the basics right.
We arrived at a busy time with luggage and golf gear in hand. The manager Dara coordinated check in and luggage management including schlepping loaded golf bags to the hotel holding room herself. Reception staff were also outstanding, getting us cleared through. One woman in particular Billy, helped all four of us as we returned to the holding room to pick up items packed in our golf bags and always with a smile. Lunch in the restaurant was a little slow as I waited for the peaches to bake. But the wait was worth it. The baked peaches were outstanding with green beans and mozzarella. Shout out to both my server Tawana and the Food and Beverage manager Fraser who kindly provided a to-go cup for my tea.
Mr . Raj in the evening and night time was very helpful and extra support made my stay more enjoyable. Thank you for your help and support
Good choice of menu and self service options. Clean and comfortable surroundings. The staff we met were a credit to your company, well done.

Nice breakfast. Comfy beds. Clean.

Bed and linen location excellent breakfast
Decor a little dated
Loved this hotel from the moment we walked through the door staff very friendly breakfast everything we like Room was spacious as we had upgraded bed comfy and nice to have towel rail to dry towels definitely will return
Super breakfast, table service polite and discrete
Leaving!
Location excellent.Food excellent.Staff very friendly and helpful. One slight problem there are lots of steps to get to and from rooms.
Less steps.
Good location, comfy bed.
Weird decor - the grey/red/black is very odd.
Had a delicious Afternoon Tea yesterday (compliments to the chef) and we were so well looked after by Fraser, Mac, Katie and Marcel. Highly recommend this and the beautiful Mal St. Andrew's Square Edinburgh. Many thanks indeed.
Excellent location, friendly staff, comfortable and clean. Lovely quiet bar.
Breakfast was not as expected, however the hotel were extremely apologetic for this and the issue was resolved.
Central, nice location
I feel like I am repeating myself again and again, but every time I stay at a different Mamaison, I get exactly what I expect - Great service, fantastic rooms / public areas / great food ( both for dinner and for breakfast ). Edinburgh City is no exception. Although in any Mamaison, I’ve always found the staff friendly but professional, I have to say this location reached the top of my (very high bar) list for their level of friendliness even during the busy time that was the Edinburgh Festival. There was one issue that may be important to others, so I’ll include it here, but it wasn't significant enough to me to warrant a markdown in rating. Our room faced other buildings (which was reasonable for a city hotel), but during our stay, there was a slight humming noise that could be heard in the room even with the windows closed, and it seemed to be coming from something like the ventilation or something similar on the roofs of the other buildings outside. Actually, it was quite relaxing and was the sort of white noise that I sometimes deliberately bring up on my iPhone. My brain soon got used to the (slight) noise and blocked it out, so it wasn't a big issue for me, but I’m including this reference to it, as it might be important to others. Be assured, it was a very slight sound. That aside, this is yet another Manlasaion that I’ll return to when next staying overnight in Edinburgh.
We had two suites one was at the top of floor 10 - probably the furthest away and no lift access. However it was perfect - a huge bed with a bath under the skylight. Bottle of champagne, strawberries and a good coffee machine were nice touches. As we stayed two nights we elected not to have our rooms cleaned after first night which was rewarded with a drinks vouchers enough for two bottles of wine. The coffee pods and biscuits were refilled. Discount on car park was nice too.
The second room was on floor 9 with lift access. Similar layout but the TV didn't work without switching it off at mains then re-booting.
The staff were fantastic from check-in to check-out, genuinely attentive and welcoming throughout our stay. Breakfast was superb, a great start to each day. The location couldn’t be better, we were able to walk to most places in the city, which made getting around effortless. The room itself was decent, nothing to complain about. Overall a lovely stay for our anniversary trip in Edinburgh, would happily recommend
Gordon at the front desk was incredibly helpful!
The rooms are a bit dark and difficult to see in the dim light.
The hotel is located a couple of blocks from downtown, it is a nice walk to the Old Town. Nice hotel, large room and bathroom, very clean and quiet.
We had a hard time regulating the air conditioning system.
Located excellent
Beautiful inside and out . Stylish interior every detail considered wanted for nothing
No parking but big well lit clean car park close by and the hotel gets concession so it’s not so expensive
Posizione ottima, stanze grandi e pulite
Nulla
Central location and friendly helpful staff
Bathroom could have been brighter and my bedside reading light did not work
It was amazing, we stayed a day aft3r our wedding & they left us a bottle of prosecco in our room which was a nice touch. We booked a suite & it was fantastic.
Everything was great. A bit of a maze in there & a staff member told us to go the wrong way but we managed in the end.
Staff very friendly and location great
Rooms decor was very dark, should have read other reviews first as this had been mentioned.
Hotel in posizione eccellente. Staff molto gentile e disponibile. Struttura pulita e molto ben organizzata.
Gorgeous afternoon tea - food was delicious, we were so well looked after especially when dealing with intolerances and allergies. Special thanks to Mac, Twana and Frazzle who made our experience truly 5 star 🌟
Brilliant experience at the Edinburgh restaurant! Great service from friendly and knowledgeable staff. Massive thanks to Mac, Twana and Frazzle!
Decor
Could be noisy with the window open
Location was the main point and comfort of the room.
Nothing, everything I tried or expected was good.
Great location. Great location. Comfortable bed. Great location
Heavy dark grey so badly lit you would never have found the elephant in the room.
Elevator arrangements poor. Room dark. Confusion about breakfast, Booking.com confirmation indicated breakfast, hotel did not honor.
We've just returned home from a superb long weekend at Malmaison. Service was excellent from reception to breakfast staff. The hotel is spotless and the bedrooms beautiful. Room 709 I loved the striking decor Would highly recommend for a central position. Thankyou, we thoroughly enjoyed our stay
We enjoyed a lovely afternoon tea at Malmaison Edinburgh City. It's a beautiful, luxurious haven tucked away from the hustle and bustle of the city centre. Mac and Marcel made us feel so welcome with their friendly, attentive service—they were both absolutely lovely. A wonderful experience and somewhere we'd happily return.
We went for afternoon tea and it was such a tranquil and beautiful place to stop and have some quiet time away from the city buzz. Mac & Marcel were the most attentive waiters and are a credit to your organisation. Thank you for looking after us so well.
Everyone has a different approach to breakfast. Mine is a healthy one and Malmaison provides bowl upon bowl of delicious fruit and seeds, along with tasty yogurts to satisfy the nut-picky of them all. Your choice of cooked dishes would satisfy those who require a more substantial start to their day....delicious.
I can't think of anything to say here.
Great location! Very walkable to Royal Mile and some other attractions, hop on hop off bus stop right in front of hotel. Staff was very friendly and helpful. Room was lovely with a comfortable bed. Quiet. Would recommend.
Had a lift but still had to traverse some stairs with luggage
Fantastic experience 👏🏼 My Mum and I visited this wonderful hotel. The location was perfect to explore and enjoy the wonderful city. The staff were amazing. Anna was particularly attentive, professional and lovely. The staff went above and beyond to make our stay a memorable one. 5 stars. Would highly recommend. Thankyou so much :) Helen
We booked a 2 night stay and we can highly recommend staying and dining at this city centre hotel. From a warm welcome at reception to a fabulous steak dinner in the Brasserie followed by the renowned breakfast the following morning...we had an amazing stay !! Special thanks to Gordon,Billy,Gary,Sorina & Morgan for ensuring we a most memorable stay. Thanks again Jim and Karen
La situación, perfecta para visitar Edimburgo
Quase tudo perfeito.
We had a great start by being offered a chance to upgrade for a fee. This meant we ended up in a suite for about £260 which was cool. Situated very centrally in a beautiful building we went out for the evening returning for a drink in the bar. It was 45 mins before close. But despite the bar being empty the staff member could not make a cocktail unless a group came in. Ridiculous!
Great rooms, great breakfast, nice staff
Convenience of location
Well situated in centre of Edinburgh Very clean and comfortable Food was very good Comfortable room and bed
Great location for shopping and dining in Edinburgh and only a 5 min walk to train station. Good choices for dinner and decent quality.
Felt that the cooked breakfast was not the best quality of ingredients and was fairly bland. Also the poached eggs were not dried enough before going on the plate which made for a rather watery breakfast.
Mac, Racial & Marcel were all fantastic amazing afternoon tea and sevice would recommend 👌
Amazing afternoon tea and service from Mac,Marcel and Rachel. Highly recommended.
Stayed here for 3 nights in club Mal Deluxe Room (907). Firstly, it is quite confusing initially trying to find your room but once you get the hang of the stairs / lift situation its fine. Lovely warm welcome at check in, we found all the staff to be really engaging and taking an interest in your stay. Our room was on the 9th floor with views down to the river. Great AC which was a bonus in the middle of a heatwave. Big comfy bed, lovely walk in shower. Plenty of space to sitvand chill. Only criticism there are no drawers whatsoever to store clothes, and for 3 nights we had quite a bit. The bar is lovely with seperate areas to sit and enjoy a glass of wine. They also have a few tables outside to people watching St Andrews Square. Its a great location and walkable to all of the city. We will definitely be back.
Stílusos szálloda, kedves és segítőkész személyzet. Bármikor beváltható koktélkupon a helyszínen megrendelt reggelivel együtt járt. Könnyen megközelíthető villamossal is.
The location is great and the staff is wonderful. Manager Gordon remembered our names, responded promptly to every request, and, when requested, was quick to identify good restaurants in the area. The mattresses were particularly comfortable. I had French toast for breakfast and it was delicious!
Best afternoon tea ever! Fantastic location, surroundings and atmosphere! The table was decorated beautifully & food was amazing! Mac & Marcel were so attentive throughout our visit and could not have done more for us. Will definitely go back 😊
We had lunch in the bar. The food was great and the service was on point. Our server Tom took into account the needs we had and made it happen. We were completely satisfied. So much that I took my kid back the next day to have his new favorite dessert again. Thank you
La ubicación.
Poca luz en la habitación.
I had a very enjoyable stay overall. The breakfast was excellent and one of the highlights of my stay. I really appreciated that there was a warm breakfast menu with a good variety of freshly prepared options. I tried an avocado benedict which was super. It is something to look forward to! The location is fantastic—very central, with most of the city's main attractions, restaurants, and shops within walking distance, making it incredibly convenient to explore the city without relying on transport. The room was spotlessly clean, comfortable, and well maintained. I also loved the heated towel rail in the bathroom, which was especially appreciated after spending time outdoors in the Scottish weather. The bar downstairs has a lovely atmosphere and is a great place to unwind in the evening.
There are a few areas where the experience could be improved. Before leaving for a Highlands tour, I asked whether I could leave my luggage at reception. The receptionist who checked me in (D) kindly offered a paid luggage storage option, which I decided to use when I returned to reception before leaving. Unfortunately, a different receptionist told me there was no space available and became noticeably dismissive during the conversation. As a result, I had to take my luggage with me on the tour. I later discovered that several other hotels in the area were happy to store luggage free of charge, even for guests who were not staying there again, so this was a little disappointing and inconsistent with what I had initially been told. A few additional amenities would make the stay even better. Hair conditioner in the bathroom would be particularly useful, and a coffee machine in the room would have been a welcome addition (unless I simply overlooked it). Access to the room involved quite a few flights of stairs and several fire doors, which made moving luggage a little cumbersome. On arrival, the receptionist very kindly helped me with my bags, which I greatly appreciated. However, when checking out, no assistance was offered. Finally, my room overlooked a small courtyard directly facing another building. Because of the lack of privacy, I kept the curtains closed for most of my stay, which made the room feel darker than it otherwise would have. These were relatively minor issues compared with the many positives. The excellent breakfast, ideal location, cleanliness, and welcoming atmosphere made for a very pleasant stay, and I would consider staying here again.
The location is excellent. It's very close to the train station, the airport tram, and the main attractions. The breakfast is outstanding, with the fresh pastries that are far better than what most hotels in the U.S. offer. On top of that, items from the breakfast menu are also included, which makes it an even better value. And the shower diverter is very easy to operate.
The lighting in the room is dark, but it doesn't bother me. If someone needs to work or read at night maybe too dark.
Hotel confortevole, camere spaziose, pulizia eccellente. Ottima prima colazione.
The hotel is beautiful, the food and cocktails were lovely and the staff were friendly and attentive. Excellent location.
Nothing
I am a fan of this chain and when we were booking our trip to Edinburgh, was happy to pay a little extra as I know it has spooked touches which other hotels do not. Fantastic location, just off Princes Street, with plenty of restaurants about. Very helpful, friendly staff and we managed to get a room with a window overlooking the front , looking out over St Andrew’s Square Breakfast was also excellent, with cereals and fruit to help yourself to, followed by a choice of hot food. Would definitely stay here again.
Very good
Good
Positive experience Location and room standard excellent Breakfast choices fantastic
A positive experience
Great location to walk around Edinburgh, and super convenient by the tram and buses. Staff were very nice and loved the quirkiness of the property
Breakfast was just ok, though very nice selection
The staff and the decor and furnishings . Terrific location
The bar area needs an upgrade to match the rest of the property
Customer service is excellent. I’d like to mention Beth who runs the bar as exceptionally personable and professional. She also makes brilliant cocktails!
Such a gorgeous afternoon tea with friends. The selection was really tasty and plentiful. We were well looked after by the team, shout out to Mac, Taja and Fraser for their friendly, considered service
We really enjoyed our recent trip to Edinburgh, enhanced by our stay in this lovely hotel. It is pricey but does have the extra little touches that make a stay special. The bedroom is a great size with coffee machine, biscuits and chocolates as well as chilled water in the fridge. The bathroom is gorgeous with a splendid walk in shower and lovely fluffy towels. The only negative was the pillows were quite hard and the lighting was rather dim. The breakfast room was bright and spacious with silver cutlery and linen napkins. The a la carte menu was excellent and the buffet food really good quality, especially the Danish pastries and croissants. It was lovely to have individual wrapped butters and miniature pots of jam and nutella that have disappeared from so many hotels now. The staff in the breakfast room and the receptionist from Lithuania were a pleasure to meet also.
Really nice hotel. A bit expensive, but worth the money. Pay extra for a room with a view. Worth it in my opinion. Great breakfast. Great staff (as you would expect)
Konum Restoran
We had a fantastic stay, we were upgraded on arrival which was wonderful. The room was great, lots of space and a very comfortable bed.
Amazing place
Amazing location and room for the price
Its quite dim lit. But maybe that is the vibe of the property
Everything including the Top location and the incredible breakfast of course
Pre-theatre meal. Great service from Fraser and Mila
Great location, polite staff
Given ‘accessible’ room - not needed. This meant bathroom facilities were not at appropriate height and shower facilities were not as expected having stayed at this hotel before in standard rooms
really nice hotel, very friendly staff especially fraser and john
