Location
The rooms smell like damp
I liked that it had free parking, and that it was close to somewhere to eat
It stunk, the hallway smelled like rotting food in the corridor, the breakfast selection was poor, plates were sticky on the bottom, the carpet was stained from the door to the window big chunks of brown, the bathroom had cracked flooring, the bedroom was opposite the main road and kept us awake all night, the bedding had orange staines on it and the carpet had so much hair sticking to our socks we had to keep our shoes on, we would not return to this place, reception was uncomfortable, had to ask the guy to repeat himself because the music was louder than him speaking, 2/10 experience, which is a shame
Staff nice room nice
To many foreign people staying in it and couldn’t get breakfast nothing left had to wait for a table and breakfast
Staff friendly and room clean
Nothing left for breakfast full of asylums going about in there pjs
Nothing!!!
This hotel is being used as a hostel for homeless family's, as a paying guest this was not communicated by booking.com or the hotel. The breakfast area was full of these family's in their sleepwear! NOT ACCEPTABLE
Convenient location for our stay
No transparency it was being used as a social care b&b. Only 8 room used for paying guests. Disgusting! and we feel annoyed that it wasn’t made clear when booking or we’d have gone elsewhere!!
staff welcomed us, and we're helpful.
over priced, and family didn't feel safe with the residents who are homed there
Staff
Breakfast wasn't very hot
Reception and breakfast staff very pleasant and helpful. A good variety of hot and cold choices available for breakfast, and restaurant well organised. Room clean and well appointed.
Ground floor room faced onto front pavement / car park / grassed area: became a chattering spot, including some swearing, which got louder as the evening wore on to beyond 10 pm. Not pleasant. Thankfully had breakfast from around 8.00am as from around 8.25am onwards there was a very noticeable and sudden influx of mothers and small children. All staying at the hotel?
Breakfast was included, nice mix of continental and cooked.
Lots of children running around, being questioned by someone who was staying there long term how long I was staying for.
The room was very clean and the bed was comfortable. The breakfast lots of chose and really nicely cooked,
We defiantly did not like at all going for breakfast and seeing immigrants coming down for there breakfast in pyjama's. Then congregating just outside the main entrance of the hotel sitting on the floor, it was very unpleasant to have to walk around them to get to our car, They looked at you as though we should not have been there. very unnerving to say the least. If I had have known this i would have booked somewhere else.
Please let paying people know that the hotel is full of council homeless people
Please let paying guest know you are full of homeless Reception looked like a jumble sale As I was informed of a long term guest was leaving
Loved our stay here! We'll be back!

It was a good location for us
Very tired and dated, most of the rooms are rented to the council which meant the occupants were hanging around all day it made it feel intimidating
Location was perfect for what we wanted
There appeared to be people living in the hotel, the hall way had smells of cooking food, not ideal.
Good location as we were visiting family nearby. It was clean enough and the staff we dealt with were very pleasant.
This hotel is being used by the council to house homeless people. We were not told of this before we came. There are children running around and people walking around in their pyjamas. There are also people hanging around the entrance smoking late at night. I have every sympathy with them as it cannot be easy living in a hotel room, especially with young children. Due to the warm weather people had their doors wedged opened and there were bags of rubbish and laundry lying in the corridor. There was also a sign forbidding "council guests" from accessing the corridor hotel guests were in which I felt was singling them out and labelling them. Breakfast was like a canteen with children running around and a free for all really. Dreadful experience and I feel really ripped off and that I paid a fairly decent amount of money to live in a homeless hostel. Will not return.

The location for our needs was great
The fact we hadn't been advised it was being used for social housing. We arrived at breakfast & it was hectic with children running everywhere. Having used a HI Express before we expected the same standard of breakfast - but it wasn't. The only fresh fruit were oranges & apples. The fruit juice was over watered. On our return from a day out one of our room doors was open which caused great concern especially as we had been shopping. I'm pleased to say nothing was missing. The fire door between paying/non paying guests was often wedged open. We did lodge our complaint at the hotel & they gave a partial refund. We will not be using this hotel again.
The breakfast was good. Friendly staff, good location
Wasn't happy with a sofa bed, it was very creaky and uncomfortable. Noise from residents, no soft drinks available. Long term guests smoking weed out the front of the hotel. Children running up the hall.
breakfast was good
Location
I decided not to stay due to most of hotel was used to house other people which some was stood outside drinking and been very loud then inside one resident cooking something in there room which phisically made me feel very sick there was no mention on booking that the hotel is shared also I had my dog no mention of extra £20 per night I was booked in for 3 nights I felt so unsafe I decided to leave and went to another hotel
Friendly staff good food, and cleanliness

Lovely room and comfortable bed. Good quality Dove shower and soap dispensers. Nice hot shower. Staff were welcoming and friendly.
Didn’t expect to have ‘council guests’ hanging around the property and during breakfast which made us feel uncomfortable. Plus hot breakfast was lukewarm 🙁
NA - I had to book another room as your hotel was that unsafe!
• Large groups of men congregating by the entrance. • Bedroom doors open the length of the corridor with people moving freely between them. • People cooking in bedroom • Young children running amok
Clean
This hotel is used for asylum seekers and your website does not state that. There were police question guests for over two hours and I could not sleep because kids were running around at 11.00pm. I was booked in for 3 nights and left 2. Total disgrace
Noise from room next door at 3am in the morning till 5am consistently
Too many council room persons running around making noise and hanging around the facility
Breakfast included
There were many asylum seekers/refugee families staying there. I did not see any mention of this in hotel description. Would it have affected my decision whether to stay there...to be honest probably yes. Contact was minimum, mostly at breakfast time & having to walk through smoking area at the main entrance. It was obvious kids were well cared for & had school places allocated. On this occasion did it have a huge impact on my stay...not really but as already mentioned it would have been nice to know in advance. Would I stay there again? I would have to say no. There are plenty of other budget hotels around.
With the holiday inn you know what you get and its very basic but everything is ok. The staff as always very friendly and the room is the simple holiday inn standard.
What to start: 1) On arrival, I found the main entrance locked with no prior notice or signage to explain the situation. A staff member eventually opened the door, citing safety concerns as the reason for the restricted access. While I understand that security measures can be necessary, the lack of communication ahead of check-in created an unwelcoming and inconvenient first impression. 2) The hallways and communal spaces were being used as informal gathering areas by other guests throughout my stay. This significantly reduced the ease of moving through the property and made the corridors feel congested and difficult to navigate, which is not the experience you expect when arriving tired from a long journey. 3) Noise was a persistent and significant issue throughout my stay. The corridors were frequently busy with activity, and surrounding rooms generated considerable noise including loud conversations, television at high volume, and general disturbance that continued well into the early hours of the morning, approximately 3AM. For a guest requiring rest after a long-haul flight, this was genuinely disruptive and meant I was unable to get the sleep I needed before continuing my travels. 4) Leaving the hotel in the morning also proved to be more chaotic than expected, with the lobby and surrounding areas noticeably busy. 5) This hotel does not lend itself well to short-stay transit guests or business travelers. The environment is better suited to longer-term residential use, and those looking for a quiet, focused, and restful stopover should look elsewhere. I would recommend the hotel be clearer in its marketing about the nature of its current occupancy so that guests traveling for business or rest can make a more informed booking decision.
Clean friendly helpful staff Quiet Car park Toby carvery next door
No double bed And for 2 nights costing £230 from Sunday -Tuesday is pricey for 2 days 8 rooms for the public and the rest is owned by the council but the public are paying full for their rooms I didn’t have breakfast as I like quiet And it’s overwhelming a little in morning
Breakfast was excellent.
Clean, comfortable, within our price range. Efficient, friendly staff.
The staff here can't do enough to help you they are amazing if you don't have it or have an issue ask and they climb over themselves to go get you it
Was clean comfortable and very friendly
Room is perfect and good value for money, bed was extremely comfortable and both areas (bathroom as well) were spotlessly clean. Our experience with both Tom on reception and Natasha in the morning for breakfast were fantastic. Both were friendly and helpful and Natasha’s humour when she spoke to us was amazing. She even took some good photos of me and my friends before we left to attend our event. The room was very spacious too! Thank you for making our stay so pleasant. A lot of people have complained about non-paying guests, however they’re kept in a separate area to paying ones in the hotel and we had no issue with them whatsoever, they were just like anybody else there.
A group of 9 friends stopped in this hotel for 3 nights whilst attending mint festival. Location was great for where we needed to go. The atmosphere was fine, we had no issues. Breakfast wasn’t the best but it was no bother. Natalie (I think this was her name) was amazing! Such a lovely person and really made my friends and I feel welcome. The man (Thomas?) at the desk was also very friendly and helpful. Our rooms were decent sizes and clean. When my partner went down for a hot chocolate, the machines were turned off. However, Natalie said she would turn them back on just for him, and bring him a cup to his room. Overall, our stay was very good and I am pleased with how it went!
Close by for what I needed
There was a dog barking most of the night and ifelt a bit intimidated by all the guest's that the council had placed there
Location for where we needed to visit
The cleanliness, the homeless people living there. The constant smell of drugs outside
Everything that I scored points for
Nothing
I choose here as my daughter was at the hospital nearby. Looked OK, the room was a little dated but had everything you needed The tea tray had yorkshire tea always a priority for me, pillows were good. The room was very cold when I arrived but it had a panel heater which I could control and didn't take long to heat up. Everything was clean and the bathroom had nice hand wash shower gel and shampoo branded. Slept OK Breakfast had all the usual buffet items. The tomatoes had way too much pepper so couldn't eat t them everything else OK. Was easy to check in and easy to check out.
On the corridoor we were on., The rooms before our rooms seemed to be for council tenants? There were piles of dirty towels and laundry outside the room doors, along with bags of rubbish. This wasn't a welcoming sight. The dirty laundry was not in bags it was just piled high out side the doors
Clean comfortable room, really lovely staff, good breakfast, nice having the carvery just next door for dinner
Was good to be on the ground floor but we had a family room above us and the children were still banging about playing in the early hours, not the hotels fault but maybe put the family rooms on the ground floor
The hotel is a typical IHG Express. Staff were kind and friendly and the room although quite small was fine for the night.
We had almost no sleep for the entire night due to an internal door banging and keeping us both awake. We were also supposed to be charge for our stay upon arrival but we had already had the money taken from the card on file before we arrived. Not great.
Lovely ground floor room which we hadn’t requested. My wife has mobility issues so was an unexpected bonus. Staff on reception was very helpful, helping with taxis and the like.
Nothing not to like, other than a bit of noise from children. We have a family so know how excitable they can be but we didn’t let it spoil our weekend which was to cerebrate our sons 50th.( He lives in Rothwell).
Staff couldn’t do enough for you Quick to lend me an iron
Nothing
Staff brilliant
The fact that the hotel is being used for homeless people
Not a pleasant place to stay. Noisy families woke us in the early hours and at 6am. The toilet didn't flush properly. The breakfast was average but they'd run out of bacon. The fruit juice was insipid and the coffee was awful. The receptionist, Faye was extremely friendly and helpful. I can't say what really put me off the place because it apparently contravenes TripAdvisor's policies and my previous reviews have been rejected, but it involved non-paying guests. What's the point if you can't give an honest review? Needless to say, I won't be visiting this hotel or any other in the chain again.
We arrived and settled in. I have no complaints with parking and room facilities. But I would warn people going that the hotel is full of non paying guest. At breakfast time there was no bacon I requested the staff if we could have more bacon. The bacon was not replenished so after eating my breakfast they decided to top up with bacon but that soon disappeared with the amount of non paying guest. This hotel chain will be the last time I use it.
Conveniently placed
Nothing
I booked a room here as I'm attending a social event in the adjoining restaurant - I thought I'd be extravagant and treat myself to a stay so I could have a drink, stay a bit later and not have to travel as far back and forth to the event the following day. I then received an e-mail to say due to an error in their booking system they've overbooked and will be cancelling my booking. [They most generously waived the cancellation fees - this just added insult to injury!] They suggested trying the next closest Holiday Inn, about 4 miles away which "appeared to have availability". Well so did this one when I booked, so I'm not going to risk it again. This alternative hotel cost more for the same package and would also involve me either driving or the expense of a taxi, and therefore negate the whole point of the hotel stay anyway. I don't live all that far away, I might as well just drive home. So if you want to stay here, it's a gamble as to whether you'll get a room or just think you do and have your plans spoiled!
The dove hand soap, body wash and shampoo was a great touch. The staff were very friendly and helpful throughout my entire 2 day stay. The smell of the hotel when you first enter was very pleasant and the location was ideal for where I needed to go.
The room was a bit cold and I could feel/hear when the other guests opening and closed their doors as they're very heavy. The breakfast was very basic but perfect for myself. No options for dinner, you have to leave or get a delivery.
Breakfast was disappointing due to the presence of permanent residents guests at this hotel. I was overwhelmed to note that this hotel did not declare at the time of taking my booking that I as a paying guest will share my stay with asylum seekers.
Your website should make it clear that your policy is to share the accommodation with asylum seekers. Had I known this it was highly likely that I would not have chosen to stay here
all the staff were very helpfull and who ever cooked the breakfasts the food was very well done thanyou
pity the corridors were very long
The room was very clean and comfortable. I could not fault it as such.
I did not like the air conditioning which did not really keep the room warm.
no need to go to a Zoo. go for breakfast and watch that! disgrace from Holiday Inn
A Disappointing Stay at Holiday Inn Leeds My family and I recently stayed at the Holiday Inn in Leeds, booking a room for two adults, two children (ages 16 and 8), and our two dogs. Unfortunately, our experience was far from what we expected for the £180 we paid, and we left feeling completely let down. Upon arrival around 8 PM, the first thing we noticed was a strong, unpleasant smell WEED. We also saw a group of people drinking outside the hotel premises, which was an immediate red flag. The most significant issue was the noise. Despite it being late, loud music and constant talking and laughing from the reception area kept me and the dogs awake. At around 2 AM, I went to take the dogs for a walk and found a receptionist, a person in pyjamas, and a security guard in the reception area. They were still there when I returned around 2:30 AM, with the music still playing loudly. Back in the room, the noise from their conversation was still clearly audible. My dogs' sensitive hearing also meant they were constantly alert to people walking by the door, waking us up throughout the night. Breakfast was a chaotic experience. My wife and sons went first and found the bacon to be so overcooked it was impossible to cut. When it was my turn, I was honestly shocked by the scene. A security guard was present, and it was clear the hotel was housing a specific clientele. The dining area was loud, with children running and shouting in their pyjamas, making a mess. While my own breakfast was edible because I was so hungry, the overall atmosphere was incredibly off-putting.
Breakfast was really nice and there was plenty of choice. Amenities were all very nice and well maintained. Staff were helpful.
We were given a room for two single beds, which was fine, but we would have preferred a double bed.
First time in a holiday inn. Very impressed with staff helpfulness. Breakfast was excellent.
Smell when you walk in. Receptionist very scruffy. I think it is being used as bed and breakfast accommodation for homeless people.
comfy bed and warm room. Able to make drink in my room late at night. good choice at breakfast.
the position of the tv on the wall in relation to the bed, as it was not in line with the bed but at an offset angle. No cups to make a hot drink at breakfast and some tables were left with uncleared plates, bowls etc although it was towards the end of breakfast.
friendly staff, comfortable bed
Room and bathroom was quite small, furnishings quite basic. my friend spilt some tonic water on the carpet and when she wiped it up the cloth was filthy so the carpets could definitely do with a deep clean
I liked the helpfulness of staff. The hotel is clearly being used to host asylum seekers and homeless families - I have no objection but the breakfast area was consequently crowded and there were lots of children running around. It was a bit cramped and overwhelming. There was also a baby crying during the night. This is not a political point as I am not judging anyone's circumstances but I paid for a peaceful stopover and I don't think the accommodation is appropriate fir serving so many purposes.
Toby inn is dreadful
The room, the location, the bed was nice. The staff were kind.
Nothing.
Arrived to an abanonded reception desk. Then loads of kids were running around and screaming unsupervised. Finaly a staff member arrived and was more happy to try and sell bar items from a empty fridge than do anything else. Room was battered with filler on walls broken bath floor tiles a plug hanging off wall and lamp hanging off wall. Clearly a lack of maintenance as then the toilet flush was broken and the sink plug was not even attached. Went for breakfast next morning and choice was Very poor as no muffins no pastries and just plain yoghurt with no fruit puree. No mushrooms and watered down fruit squash. Never had anything this bad as holiday inn breakfast normaly has everything out and lota. I guess staff didnt put these items out or didnt have anything to give people or someone has got up at 6am and took everything but i doubt it
My husband I stayed at this hotel to attend a charity ball at a venue nearby. Upon arrival we were met with people wandering aimlessly and loitering in pyjamas and hooded tracksuits around the reception and breakfast area. It appeared that the hotel was being used to house migrants from third world countries. At no time during my telephone booking was I warned of this and it was not referred to on their website. Breakfast was an intimidating and frankly horrible experience. The breakfast room was full of presumably migrants, with their uncontrolled children running around and shouting, and hostile eyes everywhere. We were made to feel out of place, conspicuous and unwelcome. Breakfast itself was rudimentary to say the least; cold plates, cold food, no milk in the coffee machine, watered down orange juice etc. and the hygiene was highlyquestionable because the bread for toast was in a bag that everyone had to reach into with their hands, so we avoided this. I have a compromised immune system so had I known that I would be placed in close proximity with potentially unvaccinated and probably undocumented individuals I would never had made this booking. We saw other paying guests taking their breakfasts back to their rooms to avoid having to sit in the breakfast area. We paid over £115 for the night, which is totally disgraceful for the situation we found ourselves in. IHG need to seriously rethink their policy because exposing paying guests to this kind of environment is completely unacceptable and, until they change this, we will not spend another penny with them and would suggest others seriously consider this before making a booking at any of their hotels. My opinion is that it is pure greed to take in these people alongside paying guests to the detriment of the paying guests.
Easy to find
Tv wasn’t on the internet for steaming but used my own off my phone for Netflix etc
The checking in was quick. The check out was very quick. The beds were comfortable. Parking was free and there were many parking spaces. The buffet breakfast was good. The heating worked well.
The table and the bathroom door in one of the rooms had large some large scratches/dents. The top of handwash bottle in the second room had some makeup on it.
Rooms nice and clean, loved the restaurant next door.
Nothing
When I arrived iwas told I had no bookings even though I showed the confirmation and the fact that I had already paid they said booking .com was at fault and that's who I have to get in touch with to get my money back.
The fact that the hotel was full of immigrants, and that's why there was no rooms.
Good location
None
Sehr gut gelegen , einfach zu finden. Sehr gutes Frühstück! Bequeme Betten Nettes zuvorkommendes Personal!
The staff were so friendly and attentive. They wished us happy anniversary and were so lovely. The breakfast was so fresh and hot too.
Really impressed with this hotel! Stay here as we had a wedding nearby. The room was snug for 3 but was fine for a weekend.
👍
Sehr gut gelegen. Hunde sind willkommen, Wiese direkt vor der Tür Die Straße runter ist ein sehr netter Pub
.
Lovely receptionist lady, really friendly.
Good selection and a takeaway coffee
Nothing all good
This hotel is currently being used to house asylum seekers. The crèche at breakfast was not a pleasant experience with children running around out of control. The hotel is tired and the rooms very basic. Not worth the money.
Lovely hotel great staff location was so pretty nice breakfast
Good location for where I needed to be and good value.
Perfect location for our trip, lovely breakfast
One of our cupboards in the room had dirty things inside, taken a photo
Staff excellent. Comfortable bed. Good size room. Good breakfast. Good WiFi. Ample free car parking. Nice location.
Noisy residents and children
Staff were great, clean enough room. Close to where we wanted to be. Free parking.
Breakfast was appalling, room was packed with unruly children, both parents and children in pyjamas as if they were in their own homes. Food dropped all over, several there openly and clearly packing up and taking food, leaving very little for others. Felt like a homeless hostel - £100 a night???!!! No chance we would ever return to what was once our trusted hotel stay. Cannot and would not recommend.
