Provider-sourced guest reviews.
Loved the location close to everything, it’s very clean and very beautiful place, we will be coming back for sure.
Just the WiFi wasn’t working for us when we stayed for the one night.
very friendly, efficient and professional staff at reception, the concierge took us and our luggage to the room showing us how everything worked. The room was large and newly decorated, large fluffy towels dressing gowns, the bed and bed lining was amazingly comfortable, great nights sleep, on our last day we spent all day round the outside pool, the towel hut also incorporates a bar, so drinks beside the pool what a way to remember the hotel
can't say there was anything we didn't like.
Countryside retreat set in a beautiful location.
Nothing
It was clean as it was a brand new hotel Food was good, service was ok Gym was large but always very busy Spa was good
The parking was awful the hotel allows outside people to be members of the gym spa etc which makes the pools, gym etc very busy as well as not being able to park your car. They should keep spaces for people staying at the hotel! My room was on the ground floor I paid extra for a balcony but didn’t use as building works opposite and too noisy to sit out on it. My room was next to the cleaners cupboard that they banged around in from 06.30 every morning so no lay in.
The luxurious feel to both the buildings and grounds.
The outdoor pool changing rooms/wc really lets the hotel down and needs demolishing asap
Everything about the hotel especially the spa
Nothing
Excellent restaurant, friendly and good service, comfortable bed, well designed rooms. Great pool and location
Still quite a lot of building work going on, though that wasn’t too disruptive.
This was continental and very good, the staff were very helpful. The spa was lovely The outside pool was very nice. I went with one of my friends for a girls spa day and it was amazing, Martha’s was really nice and amazing steak. I would definitely stay here again.
Nothing
Loved the expansive grounds and food at Martha's was brilliant! The reception team was really welcoming and accommodating. The room was clean and decent size, but the highlight was definitely the bed. Best sleep I had in a while!
I found some of the spa facilities a little confusing to use, especially the showers with 10 buttons and knobs yet no instructions. The shower in the room had a rainfall shower, which was nice, but could definitely use a handheld one too.
The outdoor pool, expect on Saturday was full of children, so not so relaxing!
The property was ok , our room was opposite a building site , and delivery’s woke me early .
The setting of the building and the ambience
Car parking was limited
Fantastically clean, helpful and attentive staff.
The bedroom did not have a floor length mirror only a bathroom mirror
Swimming pool and spa and the restaurants
Plumbing in my room was very noisy and it woke me up.
Location, easy to walk in into town and near the water
Facilities weren’t open or ready for guests. Garden views face inwards to our other rooms - super strange for hot tubs or outdoor seating all to be facing each other.
The staff were very friendly and helpful. There is still building work taking place as the re-vamp continues.
Firstly the grounds are amazing. When you walk into Reception you really get a sense for the luxury that the hotel is clearly striving for. The pool area also is fantastic, plenty of sun loungers and a decent size pool. Good facilities for kids also (pool table, table tennis etc).
Despite Nici clearly presenting themselves as a luxury hotel, it fell short in a number of areas. Clearly they have only recently taken over the site and so there is still a lot of work going on in the grounds. That's fine. However, there is no excuse really for failing to respond to problems that we highlighted twice to reception. Firstly the Velux blind didnt work properly in one of the rooms of the two bed apartment we were staying in. It kept springing back up and so at first light the room was too bright to sleep in. My wife asked on both days for someone to fix it.. was told both times that someone would look at it. Nothing happened. Secondly the ground floor of the apartment had an ant problem. There were ants all over the kitchen... not necessarily a simple problem to solve but it meant we did not want to eat in the apartment... again twice my wife mentioned this to reception. Nothing happened. We were only there two nights. Since we left we provided feedback to the hotel directly in response to an email requesting feedback. Zero response.
Garden, bar and the building.
Outdoor pool whilst is lovely it was like a kinda garden on steroids.
Rooms are decorated beautifully. Beds and linen are comfortable and luxurious. Shower is amazing. The night light in the bathroom is a nice touch. The rooms are clean, and cleaners are friendly and helpful (especially Marsha). The outdoor pool was newly opened and it was lovely to lounge on the beds in the sun. Indoor pool is very good size and water was lovely. Sauna was very good Food and staff at the Elms café and Martha's really good. Special mention to Edie and Harper.
Feedback – Room 151 The door entry system is very confusing and should be communicated when you first check in. We had to ask a cleaner for assistance just to get in our room. There is nowhere to hang towels/clothes in the bathroom. Towels and spare toilet rolls are kept outside the bathroom. Toilet rolls are terrible quality – not what I’d expect for this kind of establishment. Chair does not fit under the dressing table and is so heavy it can’t just be moved in and out around the wardrobe. No idea what the decanter, cocktail shaker and glasses were for. No instructions. And I certainly wouldn’t drink anything from an unsealed bottle Spa - Not all facilities were available, which was disappointing. The hydro showers were difficult to use and people kept leaving them on believing (I suppose) that they would automatically shut off. The noise of this when you’re trying to relax in the sauna and steam rooms is quite off putting. Steam room wasn’t hot enough. Outside Pool - Water was freezing and the tiles were filthy. The pool had opened only the day before we got there, so I'm sure I’m sure it will get better when it’s completely finished. We paid of £513 for 2 nights I would consider fair and reasonable. But I would not pay the full price of nearly £900 for a standard room to stay in a ‘spa hotel’ that is full of children and dogs. (I have children and dogs, and I pay to get away from them – I therefore don’t want other people’s).
Great location, refurbishment and facilities
No plug socket by mirror and plug socket no mirror desk/dressing table! Service was haphazard and breakfast not great for £17 pp.
We found out after booking that the hotel is unfinished and the pool & spa is closed. Their website and booking.com did not say anything about this. The reviews on booking are for a previous hotel. We requested a refund which took over 1mth. Every time we called they would say ‘the manager is in tomorrow’ but nothing was ever sorted. Sometimes for days at end, they wouldn’t even answer the phone. Frustrating
Great location
It was like a building site. Pool not finished and staff tried really hard but needed more training if your going for 5 star
Wasn't able to stay because they messed up my booking and were incredibly rude about it.
Staff were hopeless, when you could eventually speak to them. Zero response to questions via booking.com, several attempts to call reservations just rang out, received emails and a snotty voicemail saying they had booked 1 bedroom instead of 2, despite booking 2 months before the stay. They then did nothing about trying to correct it after I finally spoke to them - twice. Over an hour with booking.com who wouldn't do anything until the day of the booking start. Had to completely redesign our trip based on what was still available. Will never touch this chain again.
We had the continental breakfast, which was good though the berries listed on the menu were not provided.
The day menu at The Elms was limited and the meringue, ice cream and berries dessert was poor.
Top location, very friendly staff who are doing their best to accommodate guests requests amid the chaos due to the construction. Beautiful grounds to be. Kind and reliable childcare in the kids club (though you can’t live premises while dropping off children there). Very well equipped gym.
Poor housekeeping service, dirty rooms being rented out while renovation on the grounds is taking place. Lots of traffic in the gym/spa area, possibly from the neighbourhood. Children are allowed to swim only from 8-9 in the morning and for 2 hours in the afternoon, which would be fine, shall morning hours be a bit later).
It’s a building site. The restaurants are good but for now that’s it.
No outdoor pool, workman everywhere, noise, dust, poor housekeeping, slow service, high prices, charge for luxury property and no doubt it will be but currently workmen everywhere. Poppy, Bryony and Alex are great asset and are working hard to make customers happy. But lack of senior management facing customers before they complain. Next summer it’ll be great!
Staff, food, situation and decor amazing but unfortunately some areas are still occupied but builders. We have booked again though as we loved it
Building work and closed pool
The location was fantastic and loved the proximity to Lymington. The indoor pool was great!
We went during what I felt was the soft launch so there were quite a few teething issues like services, running out of things, inconsistent approach by staff etc. I would love to return in a few months - also to use the spa facilities and the outdoor pool!
the food in the restaurant was nice
terrible experience at this hotel , our so called deluxe 2 bedroom apartment was not as pictured and looked more like a concentration camp, and smelt like and old peoples home. the outdoor pool was also not finished when we arrived and we had no notification of this prior to booking which meant that we cold not use the facilities with children. while alternative accommodation was provided for the 1st night of our stay they could not provide it for the rest of our stay so we checked out early ruining our holiday . the new room also had vomit down the bin and on the floor. management did not seem to care about the complaint and have not yes issued a refund as promised.
The refurbished restaurants were good and all staff were excellent; friendly, helpful and professional
The hotel is in a state of reconstruction and refurbishment. we understood from an email from the property the pool facilities would not be ready and not open however the extent of building and construction work and building workers on the site was a real surprise. The first room offered as Deluxe room with terrasse was unacceptable and the terrasse was part of the building site. The second room offered was not Deluxe and was unfinished with many (15 we noted) faults after refurbishment yet to be sorted. After the first night we were moved to a Deluxe room with Terrasse that met our requirements and original booking. The Hotel manager was helpful to arrange the room move.
THE NICI New Forest is a beautiful, modern hotel with stylish rooms, excellent facilities and a relaxed luxury atmosphere. We really enjoyed our stay, and the hotel itself is one of the nicest we visited during our trip.
However, if you’re looking for peace and quiet, it’s worth knowing that many of the lodges face each other with only a small shared lawn in between. We found the rooms to be surprisingly noisy, and during the evening several families gathered outside, with children shouting and playing around the outdoor hot tubs. The noise carried very easily between the lodges. We contacted reception late in the evening but unfortunately couldn’t get through, and our follow-up email afterwards was never answered.
Lovely hotel, amazing staff
Nothing not to like
Reservation was cancelled 2.5 hours before check-in, after we were contacted and advised the indoor / outdoor pool was not open. Martha’s restaurant was not ready / open and also the deluxe 2 bed apartment with seaview and deluxe 1 bed apartment where not available due to ongoing maintenance. Booked this a month prior for my father’s 70th birthday celebrations, extremely upsetting experience for us.
space
It’s a beautiful property. The pool area was really nice and our apartment was incredibly spacious. Bed was really nice and comfy and the staff was super helpful and friendly.
Outdated furniture and there was a really strong smell in our apartment that wasn’t nice. The shower also needed some TLC.
Pool and sports facilities were excellent, two bedroom apartment was extremely comfortable.
My wife found the bed mattress to be uncomfortable.
Facilities
Common area of apartments looking tired. Common area carpet needs hoovering.
I stayed in a hotel room at Elmer's Court the previous week, and found it very comfortable, especially enjoying the excellent shower at the end of a long day, but I wanted to bring some of my own food and as the hotel room didn't have a fridge I tried a room with kitchenette instead. The comparison was really disappointing. However the good points were that there is lots of space and I was able to make my own food, and it was quiet.
The cold water mains pressure was too low although the hot water was ok, so to get a warm temperature, not scalding, the hot water tap had to be turned down, and the result was just a trickle. The fridge froze my food, so I had throw some of the salads. The block, Henry Tudor, is the most unattractive building on the site, and in comparison to the up to date furnishings and function of the hotel rooms, this was really disappointing. I would have asked to be transferred to a hotel room, except that I had brought food for the stay and didn't want it to all go to waste. The leisure centre facilities were good, but even more than the previous week the changing room floors were grubby by the evening and really needed more regular hosing down. (The apartment itself was perfectly clean though). The steam room, out of use the week before, was still not up and running. It was not a fun experience, and I would avoid the Henry Tudor rooms if I were to stay here again.
Lovely tudor appearance- grand entrance. Allocated parking space. Room to lock bikes. Lovely heated pool and sauna. Beautiful views to water at end if lawn. Spacious self catering apartment.
Steam room out of order. Self catering property very dated in decor and smelled musty.
Have stayed at Elmers Court over the last 40years and just find it lovely and peaceful with excellent facilities.
The cottage was lovely even though it was mid October I had my evening meal on the patio. But it was the uncomfortable bed that let it down on this last accession.
Location beautiful. Apartment has wonderful views and a spacious patio with furniture. Kitchen and bedroom furnishings appeared to be new. Convenient parking outside apartment. Plenty of flexible heating
The price of breakfast.
Nice and spacious. Clean bedding and extra provided for the sofa bed
Quite dated and balcony needs some tlc. Was very hot inside the property and no air con option or fan provided. Phone wouldn’t work to contact reception so tried several times to call but couldn’t get through. Ended up having to email to speak with someone.
Nice and quiet, grounds were immaculate, staff were very helpful and friendly, facilities were excellent, great pool and apartment came with all the utensils I needed.
Nothing
The view from the apartment was perfect,
Na
Lovely hotel if a bit tired in places. Great staff
Noisy room 22 - very noisy family in room above thundering around until 0100.
Pool and gym were excellent size and well facillitated. Dedicated parking made it easy. Kitchen was excellent and well supplied. Grounds were fantastic. Patio was an excellent suntrap and reasonably furnished. Reception staff were excellent, as were the Leisure Centre staff. Free acsess to Gym classes was a welcome bonus.
Strange that the odd smell as you enter the lodge and then the room hasn't been successfully addressed. We were alerted to it by other reveiws, and sure enough we experienced it. The lounge furniture in our accomodaton was a bit tired and dated. One of the lounge patio doors glass was marked/stained/frosted. Obviously nothing could have been done about it in the time frame we were there. Thought the adults only swim time in the evening could have been brought forward to start at 1800. The kids had it all afternoon, hadn't they gone back home for their tea by then?
Apartment was much larger than expected. Use of Pools etc. was a bonus. Well located for exploring the New Forest and coastal attractions. Close to Lymington.
Some of the fixtures and fittings were a bit dated and worn. Hot water was tepid on the first night (was very late in the evening though).
Leisure center and outdoor pool. Location
The rooms are outdated. Phone doesn't work, electric stove didn't worked and so did the dish washer . There were no toiletry in one of the bathrooms.
The apartment was clean and a good size. It had an amazing view.
It was a little tired.
Peaceful and quiet setting I stayed Mon-Fri so can't speak for the busier periods but massive grounds well maintained with extremely attentive, caring and friendly staff members including the Tudor bar staff which were very welcoming upon every visit well done. My room was clean and tidy if in need of an update such a shame because the room had such an outstanding view it could be so much more. Still I had a fantastic 5day stay thank you.
Location was good
Very dated accommodation, very unclean with dust everywhere and stains all over the carpet. The shower was very poor and not fit for use.
Great location overlooking the Solent. Nice indoor and outdoor pools.
There were School Proms on all 3 nights that we stayed there. Sitting on the terrace with a hundred 16 year olds on the terrace and wandering around the garden wasn’t an option for us so we were forced to eat in Lymington each evening. Lots of noise when the disco finished and they were all picked up
We stayed here for 4 nights as a family of 5 recently and had a really great stay. I was skeptical given some of the reviews but I'm glad we booked this anyway. We had a 2 bedroom self catering apartment and it was fantastic for us; very spacious, clean and well equipped. As some reviews state, it is a little dated but actually we thought it was quite charming. The pool facilities were great for our children, and the park and stunning grounds were fab too. This was far more affordable than air bnbs and caravans in the local area, I don't know why you wouldn't choose this as an option. As many review responses state, they are waiting for major investment, when that happens this place will be outstanding. Until then, I still wouldn't hesitate to return!!
It had a couple of quirks like a very noisy water pump whenever you turned on a tap or flushed a loo, and the windows weren't all that safe for children (we just didn't use the ones without safety catches). But honestly this didn't really affect our stay.
Excellent place stayed for the weekend with family. We all really enjoyed it.
Swimming pool tennis court
Quiet. Reception team were lovely.
Late check in 5pm. Very limited times to use the pool. Limited menus. Unable to purchase coffee on site at 9am due to breakfast still bring served.
The location was astonishing. The property was magnificent and the staff extremely helpful. The place offers serenity and calmness and is ideal either for holiday or business travel
Lack of air-conditioning
Wonderful property located in serene and magnificent surroundings. The staff particularly helpful and supportive. The property is perfect either for holidays or business travel offering serenity and open space to enjoy!
Lack of air-conditioning
Ein wunderschönes Resort zum entspannen
Spacious well equipped apartment in a beautiful location.
We were happy with everything.
The location and hotel were first class.
The check in and check out times.
This property is outdated and old fashioned, needing prompt refurbishment. Location was great for the ferry and bus tour and i cannot comment on the hotel or all the self catering units. However if you are given one of rhe cottages, be prepared to step back intot 1940s. Our had a leak which was luckily fixed promptly but was definitely not a 4 star accommodation.
Staff helpful and polite and accommodating and changed our room . Bar food good, Manor House and main hotel areas clean. Loved the location and outdoor space.
Had booked for two nights but only stayed for one. Self catering block with sea view we stayed in not clean , smelt stale and extremely tired and in need of refurb. Puffed up the cushions and a tone of dust came out. Pillows in bedding had marks over them without pillow protectors which were unclean to sleep on. Balcony area very tired and didn’t feel safe for the children due to the rusted and peeled paint safety bars and uneven concrete patio slabs. More like a 2-3 star accommodation and not worthy of a 4 star.
Great location, friendly and helpful staff, spacious accommodation and lovely grounds
Book with your eyes open, it’s very reasonably priced for self catering accomm but it’s old, dated and very tired. Lots of investment in the property is needed but it has some old school charm.
Quiet,secluded well equipped
Dated furniture felt a bit shabby. Lots of extra bedding piled in wardrobe for when the king bed is made up as singles.
Homely feel relaxed
Very nice with plenty of space
Outdated and in need of a proper update. Ok if it was 1980’s
The swimming pools
The cost of eating in the restaurants
Wonderful grounds, great location, good facilities. The superior one bedroom apartment we were allocated was in the main house, a very good size, the balcony was great and had an amazing view. The staff were friendly
The bed was pretty uncomfortable and the rooms are very run down now, the hotel is crying for a refurb. The fridge, the hob were very old and some Of the kitchen things (a burnt old pan, blunt knives) were hardly usable
We liked the size of the accommodation and having two en-suites and a good size toilet.
Decor was dated. Facilities dated. Food expensive and very average. Drinks expensive. Pool bar and ice creams not open.
Very good facilities, with gym, and indoor/outdoor pools
Nothing
The apartment was roomy and had everything we needed for a self catering holiday. Swimming pools were clean and fantastic to entertain the kids. The grounds were spacious to wander around and well looked after. Kids area was so convenient.
Pitch and putt was a little lacking actual pitch.
Facilities like big indoor pool and plentiful outdoor areas. Location nearby the pier for ferries to IOW day trip. The table games in the apartment. Staff very friendly.
The apartment had some dirty utensils, dishes. Would be good if staff checked the quality of cleaning between guests. There was a shower gel but no hand soap.
EXCELLENT VENUE
THE APPARTMENTS ARE NOW IN NEED OF REFURBISHMENT , WE USED TO OWN A TIMESHARE AT THIS RESORT , AND FOUND THAT WE HAD BEEN BOOKED INTO THE SAME ONE . THE DECOR WAS THE SAME AS WE REMEMBER AND THAT WAS 30 YEARS AGO.
We were wowed by the size of the accommodation, but the furnishings and decor was very dated (1980s). In addition the carpet was very unclean which made us worry what else was not clean. It was almost impossible to use the oven as all the temperature markings and oven settings has worn off. We guessed. The property could be really amazing with a bit of updating and thorough cleaning. The leisure facilities were nice and not nearly as rundown as the block we were in.
location is excellent - easy reach to both the New Forest and nearby beaches facilities did include anything a family may need staff was helpful and polite
needs a bit of updating, we had a reserved parking spot for our flat but there was always someone else parked in there
Ligging en uitzicht
Verouderd, zwembad oogt op de foto’s schoner, tegels verouderd
Main building surroundings and facilities very good. Staff friendly and helpful. Good location for town and Isle of Wight ferry.
Apartment out of date and needs upgrading. No view. Unpleasant smell from sewage treatment plant. Cleanliness of apartment was poor and some crockery and glasses were missing.
Zeer ruim appartement met een mooi zicht op de haven. Veel groen en ruimte op het terrein. Heel mooi!
Het is misschien allemaal wat gedateerd maar dat past eigenlijk wel in de sfeer.
Great friendly welcome upon arrival at reception. Beautiful old building. We were aware that the establishment was a little weathered, so expectations were low, but for the price we paid, we weren’t expecting it to be exceptional. The hotel had every amenity, the leisure club is great, outdoor pool lovely (although a little cold). The location is perfect, easy access to Lymington, walk or train. We stayed there in the self catering rooms in the main building. They were a little tired looking but had everything.
Coffee was £5. Pool times for families are restrictive but manageable.
We stayed in west court cottage and it had all amenities. Oven, microwave, dishwasher and pots/pans. It could benefit from more cleaning and refurbishment. Not sure if the style was meant to be retro but I would like a new carpet, curtains and bed cover. The inside pool was not bad. BEDBUGS were an issue. They had a feast on me and my family.
Staff seemed better trained and were all polite, helpful and smiley.
Our apartment had a bit of a clothes moth infestation and was also full of mosquitoes. Constantly killing moths all week and got bitten to shreds the first night having already killed a dozen or so mozzies. Apart from opening the front door to go in, we hadn’t opened the windows or doors before our first night, so they were already in there and we had to go and buy plug-in mosquito killers for both bedrooms. Not great and my youngest still has itchy bites nearly two weeks later.
The room was clean, well-presented, and in a good state of decor. The size of the television and the provided apps was a bonus.
The lounge and bedroom had patio doors but no windows. I had less than two hours broken sleep each night because the room was hot and stuffy as I could not leave the patio doors open. The quilt was very thick - not suitable for summer months. It would have been better had an extra sheet / thin cover been provided given the circumstances.
Lovely venue, period atmosphere and vibe, good size apartment, nice staff, good food options at the hotel bar / restaurant, nice indoor pool and facilities, lovely landscape & gardens, great location. We enjoyed a lot the hotel to relax and use as base to explore new forest.
Breakfast could have been better and there were inconsistencies. One morning there was buffet plus continental breakfast, really good. Next one morning buffet had half choices and continental was half portions compared to previous day.
The facilities were good value for money. Location was perfect especially for someone without a car. Close to train stations and Lymington pier is a beautiful town to visit.
Our accommodation was meant to be a two bed but was really a 1 bed with and an extra bedroom in the front room separated by a curtain. The food and drink is quite expensive.
The location, staff , facilities and food were excellent!
We didn't have breakfast as we were self catering. The location, the apartment was very well organised and the views were good.
The only downside was the balcony which was usable but was in need of a good clean and renovation.
Liked the Waterford restaurant Liked indoor swimming pool Liked the location and view
Check in did not give us clear instructions on how to get to our room Not enough staff on reception Lift to floors totally inadequate and very small, hence only used it for luggage Bathrooms need upgrade as shower was a mixer tap Outdoor swimming pool - dominated by noisy kids in pool - needs one swim lane in pool
Lovely room, huge sitting/dining room with kitchenette, original features - fireplace - as our room was in the old house. I wasn't expecting a full size apartment!
I was surprised our room was not cleaned/made up in the morning
Nice location and near where we wanted to be
So expensive for food £26 each for breakfast ! The pool outside was rammed with non residents who bragged about just walking in no staff on hand Pool was dirty and so much rubbish Picture of what the pool is marketed as and two of the reality 🤬

Loved every bit 😊
It was perfect 👍
It was really lovely. We had the most beautiful view from our room. Couldn’t have wished for more.
It was situated a minute or two from the ferry terminal and the train station and convenient for the town. Didn’t use the car again which made it all stress free not having to find and pay for parking. Staff very friendly and so helpful. Thank you.
