Location is lovely 😍
Hotel is in need of a refurb, very aged furniture, needs a good freshen up and painted. Rooms were dusty with mould in the bathroom around the bath
Stayed for one night only but was very pleased with the hotel, good location, nice room with river view, free parking, friendly staff, good breakfast
Nothing
The hotel has a lovely bar area with some outdoor seating by the river serving a good range of food.
Dirty very dated dusty room and mould around the window. Under the bed where my partner looked after dropping a pound was thick with dust. Thick dust everywhere. Unfortunately breakfast was not served in the nice bar area. Instead it was in a separate part which was very run down and dated. Spa area also opened to the public so to busy to use.
Free parking is always a bonus!
Nothing!
The staff were very friendly, the room was clean, and our dog was welcome!
Nothing!
Staff were lovely and welcoming.
Great location, friendly staff. Downstairs modern but rooms feel dated
Couldn’t use pool, one of the reasons we booked hotel. Wasn’t made aware before arriving that pool was out of use.
The staff were all beyond excellent - friendly, professional, caring, informative. Can’t say enough good things about the people who work here. The location is also great - nice walk to the center of town; pretty location between bridges on the river.
I can only speak to my room, but every bit of it needed to go. Furniture, lighting & fans were broken. There were stains on the wall. Nowhere to hang towels. In fact there were no towels at all in the room. If it wasn’t broken, it was of such low quality that it didn’t deserve to be in such a nice location in such a nice town. The room doors throughout the hotel are all designed to slam shut, creating a near-impossible sleep environment. There is no way to move luggage up to your room without taking stairs. There is no air conditioning and also no screen on any window (I was advised to close my windows, which were open when I arrived, to keep the spiders out). I was told (after I finally called the emergency number) that phone line to the reception was out of service. This could be an incredible hotel if the investment was made.
Great location. Beautiful old building right on the river.
Leisure area great open 7am and had pool to myself. Only small pool but very clean with jacuzzi and sauna. There is a gym. Changing rooms excellent. Free car parking. Hotel staff very friendly. Nice balcony on bar to sit by river and bridge.we had a nice view of river from our room.
Rooms very dated and need money spending on them. Didn't eat there so can't comment on food. Nothing nice around hotel have to cross bridge and walk past closed down shops for a while to find anywhere nice.
Very clean, nice views of river from the room. Great breakfast. Staff very friendly
Nothing
Breakfast was good.
It smelled of dog when we first walked in. The area under shower needed a good clean. The tap on the bathroom sink was loose and the toilet flush was broken. We did report the tap and they said it would be fixed the following day, but it wasn't.
great staff, gym and pool good, even if crowded when 3 people tried to swim, close to town centre, short easy walk
could do with an upgrade , lick of paint etc, but no problems really
In a very good location. Good sized room where the bath was a real bonus as we were on a walking holiday. Very pleasant receptionist who gave us useful information
A little tired, and room not spotless clean
The room decor was dated & tired & several peices of furniture had broken shelves, including the luggage rack/unit. The window dod not fit properly & lift mechanisms noise could be heard through the night, keeping me awake. Poor value for the money charged.
Friendly staff, excellent value for money, good location in the town centre, good view of the duvet from our window, and good parking right next to the hotel.
To use the list to go to your room, you actually have to carry your suitcases down a few steps. Not really a problem, just unexpected
Location breakfast and staff are all amazing
Nothing
Good breakfast
The location was in the centre of town. We had a river view. The meal in the hotel bar was exceptional.
The room was not very clean. There were cobwebs all over the pendant light, and the bathroom tiles had not been cleaned recently and it was very mouldy.
Breakfast was good, self service, but plenty choice I was happy with what we got Just everything needed for a good start to the day
There wasn't anything we didnt like, the room was really nice, looking over the river, just perfect, it was very clean and the bed was comfy too.
Accessability
.
Great Location, good views over river, parking. Very nice Pool, Jacuzzi, steam room and sauna. Also had an excellent gym. Nice breakfast, friendly staff
No complaints
The site of the hotel is great in the heart of Kendal. Staff are really friendly and helpful.
The hotel feels very tired. The bathroom had mould on silicone. The shower screen leaked over the bathroom floor.
Reception staff were very welcoming both ladies on Saturday and Sunday were friendly. Room was spacious and clean. View was lovely, the room was on a corner overlooked the river on one side and town on the other. Leisure facilities were a bonus , so was the free parking in the middle of Kendal.
There was nothing we didn't like
Had a good view of the river, location was great with easy access to both train and bus station, Parking was good although limited spaces we had no issues. We only had breakfast 2 of the days we stayed choosing to explore the area for majority of the time we did enjoy it when we used it.
Room was quite worn and battered with thick dust on top of the wardrobe where we stored the cases. Marks on light shades next to the bed which looked like something was spilled but never cleaned. Bed was far too soft and for the first 3 days caused really bad lower back issues.
The location was lovely and the room was comfortable, really liked the bar staff
The toilets were for both male and female in the same one, i did not feel comfortable, worries that I would walk out the cubicle and see a man - not ok
breakfast was fine, room was very good, location was excellent, staff were lovely, loved the room especially with the river views, very comfy bed and complimentary items very good, loved that there was parking on site especially as I have a health condition
did not realise on booking that the restaurant is longer available for dinner as I booked this as a birthday treat for husband and booked a table in advance for the first night, knew the menu was the same for both restaurant and bar but not that the bar was in fact the only option
Great location, walking distance to town. Great food also.
Friendly and helpful staff
Nothing
Prima hotel, onverwacht grote kamer. Zeer vriendelijk personeel.
Er werd een echt engels ontbijt geserveerd. Prima alleen.....als je dit een dag niet wilde, was het brood met jam of yoghurt met cereals. Koud beleg (vlees en kaas) werden niet aangeboden. Helaas. Ook niet op verzoek.
Perfect location and lovely hotel
Location & car parking great. Pool a nice bonus.
Very dated and tired… very 90’s styling.
Nice bathroom. Comfortable bed. Excellent pool & jacuzzi.
Poor beer & wine in bar. Food average. Parking limited.
Staff members was very helpful and good.
I don’t know even from what start… Parking was nightmare:( Hotel looks quite old and dirty. And Spa omg- I was scared even go swimming…Water looks dirty, spa floors are super dirty, spa showers. Cobwebs in room, spiders on ceiling…On photos it’s look very nice but when I went to hotel I was more than shocked…. This hotel need massive improvement!
Perfect accommodation couldn’t fault
People staying here need to have a little think about respecting other people especially when coming back to your room late at night. Letting doors slam shut, talking and laughing loud.
Beautiful location
Had a river view
Largish hotel in quiet area. Room overlooking river with lovely view. Very comfortable.
Bathroom a little tired.
Lovely hotel, clean, helpful friendly staff, great breakfast, location excellent
Large room, friendly staff, good breakfast, good location
Large, comfortable beds and a spacious room. The cooked breakfast was well prepared. A fan was provided, which helped with the room being warm. Nice setting overlooking the river.
The building feels dated and could generally do with some refurbishment. The carpets need a proper vacuum and deep clean. The room was very hot. The fan helped, but I wouldn't want to stay here during genuinely hot weather. The room had a window overlooking the river but no insect netting, which would be particularly useful when you need to keep the window open because of the heat. There were signs of damp on the ceiling, mould around the bath sealant, and stains on the headboard lights. The toilet flush was weak, and there was only one toilet roll provided. Breakfast coffee was limited to filter coffee. A coffee machine would be a much better option, particularly for anyone who prefers hot milk. The toaster was poor and left the bread only half toasted. The butter was served very cold and hard, making it difficult to spread on toast. It would be better brought closer to room temperature before breakfast. Parking can be a problem. If the car park is full and you drive out, there's a good chance you won't have a space when you return. There is no separate pedestrian entrance/exit from the car park, so pedestrians have to use the same entrance and exit as vehicles. This isn't ideal when the car park gets busy in the evening. Some signage would help telling pedestrians to only use the vehicle exit to walk out and vehicle entrance to walk in.
Lovely staff very friendly, very accommodating and very good location
Parking wasnt sign posted well, hotel room could do with a revamp nice room but lots of tired walls and furniture plus some build up on shower head.
Great location with free parking.
A very ‘tired’ hotel in need of a massive upgrade. Tiny room, tiny bathroom, paint peeling off the walls in the bathroom. Rooms not overly clean.
Location near the town centre was excellent. The staff were helpful and the facilities worked well including spa and pool.
It is a little tired.
Clean and central to town
Bed - pillars - stairs -
I loved looking straight out onto the river with ducks.
Parking was limited but there was an overflow car park not too far away.
The location was great, especially the terrace overlooking the River. Breakfast was good, and access to an electric charger for our car was really handy.
The room was quite hot but that was more about the weather. We were able to open the windows which helped.
The room was large and the proximity of the hotel central. The view over the river was lovely too.
The parking is a nightmare. People who use the gym facility take parking spaces without signing in at reception. You have no idea of available parking spaces. The off site parking is 5 minutes away from the hotel. There is not guarantee that your car will be safe.
Great location
Breakfast basic and all self service
La vista dalla camera è spettacolare.... sul fiume
Stanza poco pulita
We loved the location (5 minutes to walk to Kendal and not far from the lakes), the pool and gym facilities and the lady at check in was so friendly and welcoming. Breakfast at 7:25 am was warm and a basic nice breakfast.
The rooms were very tired. It just needed more attention to cleaning too. For example, cob webs all over the ceiling/lights/lampshades. Behind furniture was just dust, sweet wrappers left next to bed, dust all in the extractor fan in the bathroom and carpets were torn in places. No towels to use pool facilities as man said they had none available.
Refurbishment of lounge complete and brilliant! Rest still ongoing, but still very comfortable. Excellent pool, jacuzzi, steam room & sauna. Decent gym too. Bedrooms clean, cosy and super view of the river. Third visit, always enjoyable. Free car park a bonus.
Disappointed not to have the upstairs dining room for evening meals, but open for breakfast and planned for next stage of refurbishment.
Stayed for my birthday for 4 nights.. lovely hotel used as a base in kendal to explore the lakes..young lady working in the bar was extremely attentive and polite an asset to the hotel!
Great View over the river nice location
Nothing
Central position, parking, spa. Walking loop to castle and back along the river.
Not easy to transport luggage from car park to entrance and to the room.
Comfortable hotel in the town centre with a good breakfast
Give it a good clean and a lick of paint here and there and it would be perfect
Pool area was ok, a couple of broken tiles around the seating area and floor looked like it could do with a good scrub.
I booked this hotel based on recent reviews but we were very disappointed. The hotel is very tired and dated looking overall, yellowing and chipped paint in hallways. We booked a family room, which was a good size but ridiculously hot and other than a desk fan provided in the room there was no way to turn down the heating. We opened the windows but there was a lot of late night noise. Carpet was ripped in places and it was quite grubby I thought for what we paid. There were 3 of us staying but the room was set up for 2 people, extra towels and cup we asked for never arrived.
We had a small dog so couldn't use the restaurant. We were served by a member of the bar staff who collected the food that we selected from his memory of what was available
It would have been nice to see the food in the buffet
Location.
No towels, complimentary toiletries or toilet rolls in bathroom on arrival. Plug in air freshener hidden under shelving, gave me a headache and feel nauseous until until I located it and removed and opened windows
Great breakfast
I liked the location near the town centre and the adjacent car park. I was impressed with the gym facilities and the pool. The bar and riverside terrace were great.
AC in the rooms would have helped, but that is a minor point. The shower spilled over onto floor, again only a minor point
the room was available as booked
very shabby - desperately needs a make over; flaking paint on woodwork, bed not comfortable. Room very hot and although had window open was very noisy due to drunk people on riverbank opposite. Pool was open to non-resident paying patrons so very busy and children dive-bombing etc. Car parking limited and again due to lack of management of car-park were not enough spaces. on fourth floor and one very small lift. room doors slam badly. the bistro downstairs has at least seen a decorator but is soul-less and loud. really not a great advert for kendal
Great location for the lakes and great staff, Kendal is a great town for pubs and cafes etc , good secure parking on site
Very Hot, no air con, poor choice of meals, all sold out mid week 😳
Friendly staff, nice bar and pool, and good breakfast
Room was unbearably hot with no means of cooling. Rools also very outdated compared to pictures advertised (which isnt really an issue)..But literally the hottest hotel room ive stayed in and struggled to sleep. Granted it was a hot day but its 2026 and cooling devices are readily available
Location and staff excellent
No air con. During the current heatwave this was a problem. There was a fan but it just blew hot air. It was therefore uncomfortable and we had no sleep
No air con
Excellent location. Very good parking. Good choice for breakfast. Very good choice of toiletries, beverages and biscuits in room. Debs the lovely receptionist who sorted out our request for an extra night with great efficiency.
Coffee at breakfast rather bitter
Spacious room great view
Nothing
Central, next to river. Friendly staff and free car park. Pool, gym and spa.
Bit down at heel and needs some TLC. Housekeeping inefficient and missed our room two days out of three.
Excellent stay, managed to charge EV also
Had to wait on EV charge point becoming available due to other vehicles using the bays, neither of which were EV
Lovely hotel overlooking the river, comfortable bed, clean room, friendly staff, good food and excellent spa. Excellent breakfast.
Nothing! We liked everything and cannot wait to return.
The best thing about this hotel is its staff, they were all friendly and helpful. We also appreciated the convenient car parking and its great central location. We booked a small double room but were given a large family room.
The hotel is very tired. Our room had bits of the carpet missing and chipped furniture and bathroom door. I don’t know if this is typical of all rooms or just the dog friendly ones. The main issue was the standard of cleanliness. The bedside lights were full of dust, and the shades stained. The bathroom was superficially clean but could have done with a deeper clean around the edges. We didn’t bring any of this up as only we were only there one night as a travel stop off.
The location and price were good as well as the friendly staff too Only issues are 1) the room is large but very dusty 2) the noise from next door rooms kept waking us up
The friendly staff The spa was good but the people who looked like the locals dominate the facilities and do not behave well
Breakfast was very good
Wood in bathroom was very tatty / needs to be teplacef
All the staff, in all areas of the hotel were amazing, extremely accommodating to me traveling with small children alone. Couldn’t have done more to make my life easier!
Bathroom was a little dated but didn’t affect the use.
Location for a wedding
Cannot think of anything
Position is very central to the town, lovely view of the river. Great towels in the bathroom. Spacious room, great wardrobe and plenty of hangers.
We were a party of 10 (going to a wedding) and despite saying in the details that the restaurant was open til 9, they wouldn’t serve at 8:30pm meaning we had to go out for a curry. Threadbare carpet next to my bed, peeling wall paper in the bedroom, the place needs some TLC. Went to use the pool but no towels (was told they were waiting for a deliver) so had to use bathroom towel, decided against it anyway as when I went into the changing room it was a mess, wet strewn towels on the floor and didn’t feel clean. There was a member of staff sat in a room/office next to the gym/pool doing nothing.
Good value and very friendly staff.
Very hot in the room with poor ventilation and no air conditioning.
Had a nice couple of days here in July 2026. Great location, easy car parking next door. A lovely riverside balcony to sited have lunch or a couple of drinks. Dog friendly. Staff all very pleasant. The bar area was surprisingly quiet in the evening when we were there. Also very well located for the town as well. We will be back if we are in the area.
The location was good, next to the river, and very close to the train station. The gym was good. I didn't get to use the pool, but it looked fine. I didn't have breakfast at the property but there were interesting cafes for breakfast nearby.
The room could have been cleaner. The building is old and the bathtub was a bit mouldy. The sheets were not super clean either. There were multiple spiders in the room - this is expected since it's right next to the river and close to nature and the staff was helpful in removing a big one. I chose to stay at Kendal because it's convenient, but Kendal itself is not the most pretty town. If I had to choose again, I would stay in Windermere.
Stayed at Riverside Hotel for the first time at the weekend for 3 days and it was lovely, well definitely be back. We arrived early and just waited in the bar until our room was ready, the bar is lovely and clean and had a balcony that overlooks the river, the staff were all lovely and friendly. We went up to the room when it was ready and were very happy to see that it overlooked the river. The room had everything you need, including an iron. I used the pool and sauna the next morning, there were only a couple of people in so plenty of room for us all. The location of the hotel is perfect for a short walk up into town and a short drive to Carus Green Golf Club. We will definitely be back next year.
Two night stay at the riverside Good location - with parking included. Also access to the sauna, gym and swimming pool Friendly staff Good buffet breakfast Spacious room overlooking the river - very comfortable bed Nice evening meal at the onsite restaurant - it was very quiet and lacked a little atmosphere but it was a quiet Monday night Only issue was the water temperature of shower which took ages to cool down which we had to report to reception - so do check water temperature before you step in
friendly welcome, even though the reception was quite busy. great view from my room and good breakfast.
no air con
Fantastic location. Excellent staff who were so helpful.
Food was ok
Good location as going to a wedding at the Golf Club about 7 minutes away. Underground parking handy. Nice staff.
Hotel very tired, needs complete overhaul. Fan in bathroom not working. Generally clean but edges and corners not hoovered or dusted. Breakfast was ok though disappointed the fruit was tinned and tasteless. Overall ok for one night stay.
Location to where I needed to be
The parking wasn't adequate enough for the size of the hotel. The room had a funny smell The doors were very noisy when being closed by other residents
Location is brilliant, the restaurant food was excellent. Staff was friendly, welcoming and helpful.
Off road parking was hit or miss if there was space available, access to lift was down a couple of steps. Would of been lovely to have Aircon but a fan was supplied
Everything
it was in a nice location, close to town.
The room was very dirty, dust everywhere, paint peeling in the bathroom and mouldy silicone around the bath.
Great location and lovely staff. Small issue with our room so upgraded to the Bellingham Suite which absolutely made our day! It was stunning
Nothing
Good location. Friendly receptionist.
Would have liked a refrigerator and fan.
Central location. Lovely view from room .Relaxed feeling. Helpful staff.
Nothing
Breakfast was adequate… nothing special
Room cleanliness improvements
Location. Friendly, helpful staff. Food delicious. Terrace o. River delightful.
No air con
Location was great and the view from the room was lovely. Room was very large with lots of space.
Bathroom / shower weren’t the best - sprayed all over beyond the screen.
Warm welcome from the reception, all the staff were really helpful, from the leisure team to the breakfast team. The room was spacious and comfortable with a nice view across the river. The beds were comfortable and a decent shower/bathroom. Nice to see toiletries - especially as I'd forgotten shower gel! The leisure facilities were really nice. the spa a good place to chill out and relax. The breakfast buffet was really nice, with a good selection of decent food. We came for a local event and decided to make a weekend of it, glad we did and will definitely return just to visit locally!
As previous feedback, some areas are a bit worn around the edges, but the place is clean and work is being done. The car park is tight for all but the smallest of cars, this is only made worse by other guests inability to park within the markings!
Location, friendly staff, food was very good. Room was spotless and comfortable

What guests love
Areas to consider
Cleanliness
6/10Multiple guests reported poor cleanliness: dust, mouldy silicone around baths, paint peeling, sheets not fully clean and spiders in rooms. Cleanliness is a clear weak point.
Service
10/10Staff repeatedly described as very friendly, helpful and attentive (help removing spiders, upgrades provided, warm welcomes) — service is a major strength.
Location
10/10Consistently praised: central, next to the river, close to the train station and town — location is an outstanding asset.
Room Quality
6.5/10Mixed to negative: several reports of tired, dated rooms, noisy doors, funny smells, small beds and maintenance issues (bath fan not working, spray beyond shower screen). Some rooms were spacious or upgraded, but inconsistencies lower this score.
Amenities
6.5/10Amenities are mixed: gym and (unused) pool were acceptable, but recurrent lack of air conditioning, limited/frustrating parking and absence of refrigerators in some rooms reduce the score.
Value for Money
6.5/10Guests were divided: some called it good value, others felt it was poor value given dated rooms and extra issues — overall value leans below target.
Food and Beverage
9/10Food and restaurant received many positive mentions (excellent restaurant, delicious meals); breakfast opinions were mixed (adequate to good, with a few complaints about tinned fruit).
Overall Experience
9.5/10Overall sentiment is positive due to excellent location, strong service and good food; several guests said they'd stay again despite some room/cleanliness issues.
