All round good service
The pre paid breakfast was ok considering it was £14 each you would expect it to be aok
Room was at front of hotel adjacent to a busy road Traffic noise all night no insulation from wooden sash windows, decorative condition of room quite worn out, bath panel broken

Nice hotel, comfortable modern room, and public rooms beautifully decorated and furnished. Very good breakfast and parking.
Reception is the first point of contact, could be more professional and smart.
Nice location, clean hotel
Breakfast was okay
Stayed in the Garden House - it was lovely - comfy large bed. Breakfast was good. The lady on reception, breakfast was amazing
Only thing and it was small was the water going down the plug in the bathroom was very slow - but that was it
The breakfast is very good with varied options. The staff is very friendly and welcoming. It is clean, quiet and cozy. The location is convenient, with a bus stop in front of the hotel.
Excellent location Spotlessly clean
Drinks expensive £2.75 ft or a cordial with water! Healthy breakfast fruit salad was all water melon with 1 grape and 1 thin slice of kiwi not great
Very friendly and helpful staff
The room was very good but the access was up a narrow, steep spiral staircase.
We had a lovely patio, great location, great breakfast, 2nd time staying, would recommend and would stay again
Everything was perfect
Exceedingly clean and comfortable. Excellent breakfasts, very pleasant staff throughout our stay. Plenty of parking and near but not in the city centre, short a short walk to the city.
Nothing
Comfortable, clean everything I needed in the room
Good location for exploring Norwich. Hotel staff helpful and attentive. We had a lovely large room on the ground floor which well met our needs and we were made to fell most welcome. Especially liked the outdoor space.
Nothing, very pleasant stay, all staff very approachable. All areas very well maintained.
A lift will be good for older people with mobility problems or have the staff at hand to help with luggage. Found a long strand of hair on the pillow.
Quite location close to City Centre
No lift, outdated, basic facilities
Comfortable room, delicious breakfast, convenient parking
Fridge didn’t work in the room, not particularly worthy of the high rating or pricing
Easy to walk into Norwich City. Car park , reception staff very helpful and polite nothing too much trouble . Lovely garden a pleasure to sit in .
Evening meal menu a bit basic , service was a bit hit and miss. Waiter could do with being a bit smarter.
Large room and good value
Broken bathroom blind, reception rudely ringing up an hour before check out claiming the check out was 30 minutes less than stated on the booking.
Breakfast was excellent and the room clean and quiet even though the road was close by. Bed linens were very luxurious and I appreciated the fan in the room as it was a hot night. The bathroom was very spacious with good lighting.
I requested a twin room, but the beds were so close together it might well have been a double. I really did expect more room between the beds. Also the shower height was non-adjustable, not very useful.
Staff were friendly. Hotel was close to the town centre. The breakfast choices were very good.
It would have been nice to have free access to the continental breakfast items, rather than having to order them. Water offered at breakfast would have been good too.
Good location
Nothing
Staff courteous and helpful. Meals were very good. Room comfortable
A lighter, summer duvet would have been better than the heavy one provided
Location perfect Accommodation was way bigger and better than expected. Last minute book and will definitely go again
Breakfast started too late for me to enjoy( 6.45) I had an early start
Good stay, no AC in rooms but thankfully it wasn’t during the high temps. Location was good
Had to pay additional fee to park, even as a booked in guest.
Good size room, clean, quiet, comfortable, safe and secure. Character property
Room and bathroom looked tired and used.
An excellent stay. Pleasant efficient staff, nicely presented Hotel within 10 minute walk of city centre. Very clean well presented public areas. Room was spotless with very good comfortable facilities and a small but very pleasant garden in which to sit. The breakfast menu was comprehensive, very well cooked and presented as was our dinner, taken in a very pleasant “garden room”. There was also a comfortable lounge and bar available with a good pint of draught Adnams. Would have no hesitation in recommending this Hotel to family and friends. Well done to the Team at Annesley House Hotel and thank you again.
The staff were all super. Really helpful. Fabulous breakfast. Very easy to the shops and centre as long as you can walk 15 mins.
The room was a little small and didn't like that there was quite a big step to the bed. On the side of busy road so a bit noisy.
Great hotel, clean and comfortable. Amazing breakfast. Beautiful garden with a babbling brook and stunning pond.
It was a bit of a job getting to room 24 with luggage. Lots of narrow, steep stairs and heavy doors. It’s an old building so can’t be helped.
It was well kept. Staff are friendly.
There wasn’t anything I didn’t like.
Staff was nice location and the property was good
The stairs and lack of Air con and shower low pressure
Pratique et assez confortable
Fuite d’eau dans notre chambre quand nous y étions
all was good
more variety on the dinner menu , seating for a smoker outside on the adjoining house
We stayed here as a small group while attending the football at Carrow Road, and we couldn’t have been more impressed. The staff were excellent — friendly, efficient and genuinely keen to make our stay special. We stayed in the annex/coach house, where the rooms were modern, comfortable and very well equipped. The hotel also has an excellent bar and lounge area, perfect for relaxing after a busy day. Breakfast was table service, which these days is a very pleasant change from the usual buffet and made for a really enjoyable start to the day. A fantastic stay and somewhere we would happily return to. Highly recommended.
Nothing to dislike
Have stayed before so new what it was like
Good in need of a bit of a re decoration also very hot !!
No dogs allowed
That was an overpowering smell of deodoriser in my room, which seemed to be covering up a rather unpleasant smell underneath it
See above
sneaky charge for car park and room smelt musty
Situation parfaite pour visiter. Bus si besoin juste devant. Parking. Calme.
Plomberie un peu vieillotte
No bresky
Dont charge for parking
Beautiful property with a lovely garden with pond. Amazing grape vine growing in conservatory. Easy to find and car park
Location. Staff, room size, jacuzzi 😊
Average food. Frozen vegetables? Please!
Breakfast was excellent, huge choice and really well presented. Beautifully cooked and served by lovely staff
Really handy for the city centre
Lively friendly stafg

Great Hotel, friendly and welcoming with helpful staff. Book directly with the hotel, they offer better rates and free onsite parking (if not booked by them it is £6 per vehicle per 24hrs) Breakfast was good, we ate out for lunch & dinner. Comfortable good sized rooms, comfortable bed.
The room was very spacious and comfortable. Plenty of parking. Breakfast was very tasty with plenty of choice. Staff were all lovely. A 10 minute walk to the City centre but not a difficult one
The hotel is split into a few beautiful houses so feel more homely than a big hotel. The decor in the room was a lovely seaside theme. They are kept spotlessly clean and well stocked with tea/coffee. The breakfast was lovely. We had the opportunity to sit outside to eat in the gorgeous courtyard garden with pond and water feature which was so relaxing. The hotel is walking distance into the city centre or there is a bus stop right outside to get anywhere you need to easily. The staff were all absolutely fantastic and a huge credit to this business. They were all so friendly and helpful and couldn’t have been more welcoming. We will definitely be returning!
The location. The breakfast
The toilet in my room was inefficient. The rooms were not really set up for older persons with slight mobility issues.
Loved this hotel. Easy walk into town, about 10 minutes. Staff extremely helpful. Asked for a quiet room, which they gave me. Everything was perfect. Room was large, as was the bathroom. All spotless. Would definitely stay again.
Lots of positives for this hotel, which is situated on a busy road, about 15 minutes walk from the town. My room, 18, was at the front of one of the two main buildings and I did shut the windows overnight, though my friend, in one of the annexes had no traffic noise. Maybe ask for a room away from the road? The hotel was very well cared for, very clean, and the furnishings all looked new. The garden is lovely and the atmosphere throughout feels homely and comfortable. Really lovely staff who do a great job of looking after us. Diana in the restaurant at breakfast needs a special mention, for her gold standard guest care! We had the inclusive breakfast, which was always delicious, beautifully served and with lots of individual choice and attention. The evening meals too were good; enough choice and an imaginative menu. If you like cheese, try the local cheeses on the cheeseboard, which were memorably lovely, with the maker's information available so you know all about them. My room was ok, had everything I needed and a comfortable bed. Maybe a bit old fashioned, with brown furniture and quite dull and on the small side, though the bathroom was huge, with a full size bath. Maybe a chair or small table in there would be good, as the places to put toiletries etc were limited. If you come by train, as we did, the station is a good 20 minutes walk from the hotel; we didn't investigate the buses, so that might be a better option if you're not a walker. Over all, a lovely stay with attentive and hard working stff.
We booked this hotel initially on the basis that it was it easy walking distance to the city centre and on a bus bus route and offered parking at reasonable rates. However, as it turned out we did not use the parking at all! From the very minute of our arrival we felt welcomed and were being looked after. We could see the hotel reception rooms in the main building were excellent furnished and comfortable, a lovely lounge and a small bar which was well stocked. At the back was a attractive garden with a water feature and fish pond which on the sunny day we arrived was a nice shady place to sit and read. Our room was in the "coach house" as the hotel comprises a number of converted Georgian buildings converted for hotel use. It was evident from the decor that this building had been recently refurbished and the rooms were extremely nice, clean, comfortable and of a decent size. The bathroom was excellent with a walk in large shower with excellent modern plumbing. Good towels, toiletries, bathrobes, slippers and so forth provided as you would expect in a good hotel. All spotless and ship shape, and the room was made up each day very well. Although we did not wish for breakfast, as it is not our way, we were welcomed into the dining room for a simple coffee. The room also has the normal UK requirement of a kettle, cups, tea and instant coffee which we did not use. There was also a safe, a hairdryer, a clock and other standard useful items. Noise and lighting might be an issue for some other guests, as being older Georgian period listed buildings it does have creaky floors, so when other guests walk around the floor boards and joists can creak! The older architecture also had smaller windows compared to a modern home and some rooms lack daylight and you would need to use the electric lights in the day. It did not bother or concern us, however. The food menus for both breakfast and dinner are marked appropriately for gluten, vegan and so on, so anyone with a degree of allergies can be suitably catered for. The menus are not adventurous and do not need to be. Travellers can be assured that something is available if they do not want to explore what the city has to offer. We eat here and all was fine. I can see in older reviews some guests were dissatisfied and I can see from my visit that many improvements have been made through refurbishment and staff and I could not see these problems on my stay of several days. In terms of value, I felt it was excellent for what I felt was a five star experience. Thank you staff - we loved staying with you. You might note I have written many reviews over the years and being so positive in my review is not so usual!
Lovely area for breakfast and dinner. Friendly staff.
Some stairs up to the bathroom. Having to pay to park car.
good location and cosy surroundings.
Arrived late, around midnight, and evening staff were helpful. However, when we came into the room and turned on the lights, 2-3 silverfish scuttled away. This was concerning, as they are known to get into luggage and spread to people's homes that way. Should have addressed this with staff, but it was too late on the day, and we since never got around to it. We have still not dared to take our suit cases into our house since arriving home. Room also smelt a bit damp.
Really pretty garden
Nothing it was good
Good breakfast. Quiet room overlooking rear. Requested Bible in room which was provided.
Nothing
What a gem this hotel is. From the attentive staff to the beautiful oasis garden at the back, it was a joy to be here.
Absolutely nothing, loves my stay!
A real find. A gem of a hotel just on the outskirts of Norwich. Family run but part of the Best Western 'Franchise' Lovely breakfast and a nice lounge/bar area. The rooms are very clean and of a good size. Good value for money and will definitely look to stay here again if in the area.
Friendly, adaptable staff.
Clean and tidy, within walking distance of town
.
Breakfast was good. Location was ok.
Our room was small and had a low ceiling which was not spacious. It was quaint but a bit claustrophobic. I didn't like being charged for parking
An elegant hotel, just a short walk from city centre. Excellent customer service. Very nicely decorated. Clean.
All good
One of the staff provided ice for my partners damaged knee
Great location, closen to City Centre. Good parking. Big rooms. Manager was super helpful.
Rooms are dated.
Cooked breakfast was very good, well cooked and plenty of it. Room was comfortable and clean and was refreshed every day.
I don't have anything I didn't like.
Restaurant good service Nice food.
Room needed update on shower. My age don't like having to step into bath. My fault when booking but top floor was a bit of a challenge. On staying several times never had to pay parking before a real downer shan't be booking again unless I come by train.
Location, comfortable, clean, good breakfast, a pleasant place to stay
Nothing
Garden, food
Heat in room (summer was hot) no air con
Everything was superb, staff, accommodation, food and location.
Nothing not to like!
Clean, tidy, comfortable room
No air con
Friendly and helpful staff
Shower over bath
Great staff
A more varied evening menu
The location was ideal for us. Breakfast as good as evet
Couldn't get the fan in the bathroom to work
A group of us booked here separately as we were attending a wedding in Norwich back in Summer 2025. I stayed for 2 nights and some stayed for just the night of the wedding itself. The hotel was easy to find - just off the road and we were all able to park. Check-in was quick and easy and my Exec single room was at the front, on the first floor of the main hotel. It was a good size for a single room and the ensuite was a good size. The bed was comfy, everything was spotlessly clean and the staff were all friendly and helpful. As well as tea & coffee facilities, I had a fan (I like a colder room to sleep in and it was fine despite the hot weather). I also had access to an iron and ironing board for the shirt for the wedding which was helpful. The ensuite was bigger than expected - shower over the bath, with a great water pressure and plenty of hot water. Fluffy towels and the toiletries provided were good. Despite all booking separately, reception was fine about us all having breakfast together - we had to confirm the time which is a good idea to make sure you don't get there and it's busy. The options were great and the full English was great - everything cooked as I like it! It's a short walk into town, or easy enough to get an Uber if you're going to the other side of the city. I went for a run on the Sunday morning and the roads from the hotel out of town are fairly flat and straight which was good. Overall, a great stay - if I'm ever back in Norwich, I'd opt for here.
Beautiful setting and gardens.
Not as relaxed as it could have been, things closed early.
In extreme heat care had been taken for room to be cool - curtains closed/ fan on
Location to norwich town Comfortable
Nothing much
The room was excellent and the bed very comfortable. The garden surroundings and statuary are a real bonus, and all staff from the reception through to the gardener and the person serving breakfast performed what they did exemplarily, and with a friendly smile.
My two reservations are first that the bath had a slippery surface and there was no mat to counter that. My second is so trivial it hardly counts, but there was no place to charge our phones
The only reason I haven’t given excellent for each category was purely weather related . Everything was perfect as far as we were able to experience. The care & politeness of staff + the decor of the restaurant & lounge extremely nice.
it was a heatwave and our room…lovely as it was….was at the top of the coach block. As we went up the stairs the stair rail became distinctly warmer …hot air rises. We opened the windows and totally weather related, there was absolutely no breeze. We ‘slept’ on top of the bed linen and had the fan as close to us as possible. The room could have had a larger fan. Neither of us slept. We didn’t mention anything at the end of our stay.
The staff were very approachable & helpful. The breakfast choices good & well served and the venue was convenient.
Aircon would have been good but the fan serviced.
Excellent Customer Service
Close to town center, good car parking. Clean and pleasant hotel.
Clean, tidy. Friendly and efficient staff. Clean showers and comfortable beds. Nothing to complain about.
The staff are friendly, courteous kind and professional. We enjoyed a delicious breakfast. The room was clean and well maintained. All of which made for a very comfortable stay.
The positioning of the hotel was excellent.
It did not seem like a happy hotel but I maybe be wrong. Arrived late and the barman was so unhelpful. Everything seems trouble to him. The prices were also high. For the price we paid, I was expecting more.
Most things, see below
As I have some mobility issues, it was a little difficult climbing to room 14, and it was a little difficult opening the rather heavy door. Not hotels fault it was sooo hot, but the fan in our room was of little use and made for rather uncomfortable sleeping. Not sure you should be charging for car parking; should be included in price as I guess most guests would come by car.
Annesley House is in a good location within walking distance of Norwich town centre. The hotel has attractive grounds and offers parking for a reasonable fee of £6 a day. Despite the traffic, it was sufficiently set back from the road and was quiet at night. We stayed there during the recent heatwave and appreciated the high ceilings in our room, though the table fan in our room made little difference to the air flow. The room was a good size, with comfortable twin beds. The shower was over the bath, but worked well and had a rubber mat for safety. Breakfast was served in the light and airy conservatory and there was a good choice of continental and cooked options. We appreciated the friendly service from the server, Diana, when we came down in the morning.
It would have been good to have had a small fridge in the room and a shaving point in the bathroom would also have been useful (the one behind the mirror had been taped over). The hotel has a dinner menu, but nothing available at other times in the day. I had to go to a nearby Tesco Express to get a sandwich.
The staff were great. Location perfect
We were in the coach house which was far to hot, no aircon & only 1 fan. Room was unbearable. Breakfast disappointing. Coffee machine, burnt toast.
Had a fab time in Norwich, hotel was excellent
Friendly staff, excellent breakfast, and SO grateful for the fan in the bedroom on the hottest night of the year
paying extra for parking
The location is nice, close to the center. The hotel is quite nice, with a good breakfast.
We stayed at the top room, which was nice and have a lot of space, but it got very hot during the summer. They had a small fan, but it was still very hot. I think either install A/Cs or bigger fans especially during the hot summer days.
Location and ease of parking
There was no air con and we are in the middle of a heat wave! But there was a desk fan in the room. Stairs very steep and difficult cult to open the heavy fire doors whilst carrying your bag.
Lovely clean little hotel.
Sign to hotel (missed it twice as lots of traffic to concentrate on)
Very friendly helpful staff. Pleasant ambience. Good location for city visit
All excellent . Very clean and staff very welcoming . Food good.
Shame there wasn’t a view and close to the road. We did complain that the shower in the bathroom didn’t have a grab rail and also needed a larger non slip mat. It was sold to us as an accessible room.
Nice character and well located
Nothing
Staff were so friendly and helpful. Rom was comfortable and clean. Great location and distance from the shops. Very handy being able to park there all night and day.
Nothing
We have just returned from a week in the hotel. It has an excellent location for the city centre and for driving out to other parts of Norfolk. Hotel was spotless throughout. We stayed in an Executive room (35) which was large, with a superb on-suite. Although it faced the main road we had no problems with any traffic noise. There was ample parking spaces, for a charge, but I think that makes it fair for those who don't have a car. The staff, apart from Saturday receptionist, were all extremely friendly and helpful. nothing was too much trouble. A special mention should go to Diane who looked after our breakfasts, always smiling, and to Julie who serviced our room superbly every day. We will definitely return, and recommend the hotel to anyone who wants first class accommodation in Norwich.
Evening meal was delicious, breakfast lovely
Hotel is a short walk from the city centre and dozens of attractions like Castle, museums, cafes, restaurants and huge selection of shops, unique, quirky and main chains. Car park is great and left the car there for a small daily charge as well as having electric charge points at reasonable charge
Small complaint that the towels were rather worn and had a few stains - perhaps investing in new ones would be a good decision.
