Matata Hotel Kota Kinabalu

Location was good.

The hotel has stairs all the way to the elevator, so be prepared to carry your luggage up the stairs. The room was much smaller than average, and the air conditioning did not blow cold air. It was also very noisy. Unfortunately, the bed was extremely uncomfortable, which made it difficult to get a good night’s sleep. Overall, the stay was quite disappointing.

Location is great - laundromat, malls, food all nearby. Facilities is nice and overall hotel is clean. Would definitely stay here again.

Rooms can be a bit cramped if you have big luggage. There was some sort of leak in the toilet that we couldn't find the source of so there was always a puddle on the floor.

The sound proofing ain’t great, so as I stayed on the lobby floor, you can hear people talking at the lobby waiting area

Traffic noise make sleep uncomfortable. Air conditioning has smell, bath room pole damaged and leaks.

The location is great. The Gaya Street night market was within easy walking distance of the hotel, which was very very convenient for us. Other nearby places includes Suria Sabah, Jesselton Point Jetty and Philippines Market.

The location is great as its easy access to many hot spot and restaurant. Everything is walkable distance . Convenience store just below and few step toward the famous fatt kee restaurant ( not the fish head noodles restaurant) The lobby view is nice

The wall sound proof not that good, down got construction on going, if you're looking for a place which you stay 24/7 in the room for napping or relaxing then not really recommend. Got one smell in the room, I don't know how to describe like some damp thing store too long, if left the room without Aircon on might cause the smell unbearable.

Enjoyed my stay at this hotel, a real surprise as from outside it doesn’t look like much but inside the building has been completely renovated to a high modern standard. The standard room was cozy, clean and new, with all the features of a modern hotel and everything worked well. Staff very sweet and helpful too.

i dont like how the hotel is not soundproof as the noise from the outside can easily heard from inside as well as the vehicle outside even though i stayed on the 4th floor. and the blinders, im a totally dark room sleeper so for me the blinders doesnt 100% blocks the light during the night. can say its 60% blocking the lights

Comfortable bed, nice bathroom and the air conditioner worked well. Reception service was friendly and location was pretty good, some good food options around. The bed is on a platform, but feels like it’s kind of on the floor which would not be ideal if you have difficulty getting up and down.

Room could have been a bit cleaner, we arrived to quite a few hairs on the floor of the room and bathroom, and around the bed They were never cleaned up even after the daily room service. We were given the room right next to the lobby and the noise on a few of the mornings was unbearable. There were large groups of tourists in the lobby, basically shouting at each other from 7am until 11am. They were opening and closing a door nearby and letting it slam every time. The reception did nothing to stop this noise. The road outside the hotel seems to have endless traffic at all times so be careful where you order taxis/grabs from.

Location was nice, nearby sunday market and api api night market. There are cafes nearby too. 7e is just next door and orange 24 hours is infront of the hotel. Love love this strategic location

location was great, a short 15 min drive from the airport was very convenient with grab. there were many food options and convenience stores downstairs, where we could easily buy a lot of last minute items. room was large for 3 ppl and comfortable. counter staff were nice!

We loved the location & convenience of shops, banks & eateries within walking distance.

Finding parking near the place might be a problem.

The place was so clean, neat and tidy. I like that the rooms aren't too big but still cozy. It has sufficient, modern and subtle lighting. I appreciate that. The shower, hot water and AC all functioned well. The staffs were so friendly and helpful. Especially the two ladies at the reception counter. I already felt like home. They greeted me politely and offered to keep my bag since I arrived early. The location is also strategic. Directly above 7E and other convenience stores, restaurants are just a stone's throw away.

The wifi is a bit slow and keeps on disconnecting. My room was on the 3rd floor, maybe it's far away from the router. I don't know. I can get up to 40 mbps max and lower than 10 mbps at times. What's disappointing is even my cellular coverage couldn't even get 5G. I could only get 4G coverage with celcom at 30 - 40 mbps only. Don't know why. Other than this, I have no complaints.

First impression counts, and the Front Officer - Vanessa is brilliant. She is friendly and simply helpful. The Management MUST consider a good pay raise for her. The location is absolutely convenient , smacked in the city center. I like the room very much but some of the interiors could be kept a lil' better. However, the bathroom is spacious for my unit.

I booked a Queen Studio, and it could be newer in terms of maintaining the interiors. Another major drawback would be the water pressure at the showers. It's gotta be stronger than the existing. Kindly look into it.

Perfect location at the heart of KK city, walking distance to the Gaya Street Market, Handicraft Market and Todak Waterfront. Hotel is new so amenities are not dated, room of perfect size, water pressure is excellent. 7 eleven beside the hotel entrance. Will stay again!

Difficult to find parking space if you are driving & the road in front of the hotel is always congested A bit of stairs to reach the lift to hotel lobby & rooms.

Parking is a hassle! Very hard to find parking spot, have to buy coupon and display on car otherwise you get fined (weekdays).

I like the hotel very much. It's modern design and the bed are comfortable. Walking distance to Suria Sabah Mall and variety of food to choose from. Laundry is also nearby. Friendly staff as well. Wish to come back to Matata Hotel on following day but already fully booked.

I was not expecting it to be as small as it was. It's a fairly good place to stay however the place is not secure as anyone can go up to the lift bcs no key is required and the parking space was not guaranteed safe as well.

At the center of KK city, friendly staff that recommended all kinds of great restaurants which local eats!

Location is within few minutes to Suria KK mall, shops & markets around KK city. Room was clean and comfy. Quite spacious too.

Location was good and staff was friendly. However, if you are there during weekends, will expect quite a bad traffic jam. Walking distance to gaya street. Overall, price is reasonable.

Was located on the second floor (same floor as check in and check out), wasn't expecting this as it's just too close to room. Sound proof was bad. Easily hear water flowing/ door slammed/ noise of the tv from others in my own room.

Aside from a slight parking challenge, Matata Hotel is strategically placed, with Suria Sabah just behind it, and 7-Eleven right next to the hotel entrance. Just a road away from Gaya Street. The first thing we did was check with the reception on the great local restaurant nearby and got some great recommendations as well. The rooms are clean, the lobby looks spacious as well. This place is perfect for travellers without a car during their travel.

A dedicated space for parking would be great. Understandably there are limitations when operating a business in that street that are out of their hands to control as well.

The room size is to small. There is no space for me and my spouse to place our bags and barely hard to move around in the room because it's too small and the price is not really expect my expectation.
